california: Clean Car Rules in California - 03/01/12 02:24 PM

To comply with new rules set by the Air Resources Board, auto manufacturers are required to offer more zero- or very low-emission cars such as battery electric, hydrogen fuel cell and plug-in hybrid vehicles with model year 2018.  These measures are approved by state regulators to cut greenhouse gas emissions from cars and place more pollution-free vehicles on the road in the future.
The rules should result in one in seven new autos sold in California, or roughly 1.4 million to be ultra-clean, which will change what is now a driving novelty into the mainstream.  Tougher new-car standards are … (5 comments)

california: California New Carbon Monoxide Detector Law - 07/17/11 11:01 AM

As of July 1, a new California state law requires homeowners to install carbon monoxide detectors. The Carbon Monoxide Poisoning Prevention Act, Senate Bill 183, mandates that all single-family homes with attached garages, gas appliances, or fireplaces (by July 1, 2011) and multifamily or rental units (by January 2013) have the devices installed. Expect to see California appraisers call for this item as they do for hot water straps, smoke detectors, and other jurisdictional requirements.  Help reduce re-inspection fees by having Borrowers and Sellers install this item prior to an appraisal inspection.CaliforniaCal. california: Why Real Estate is a Green Issue - 04/17/09 04:35 PM

The fact that the Green movement started back in the sixties and seventies is no surprise to me. When I was growing up, my grandma used to save the water from washing rice and produce to water her gardens. She was practicing a combination of the "green" principles in green living - reduce and reuse.  No wonder, her roses blossomed.
Today, we hear and read about everything green. Companies in various sectors, ranging from technology, financial services, energy, retail, to manufacturing, are embracing environmentally safe practices. Bristol Myers-Squibb, General Mills, IBM, HP, Mattel, Exxon-Mobil, Intel, Procter & Gamble, Gap, … (2 comments)

california: Morro Bay Harbor Festival - 10/08/08 08:50 PM
The rain didn't stop Morro Bayans and their visitors from enjoying the festival this past weekend.  There was some slight chaos when electricity was disrupted when the festival opened on Saturday, October 4, 2008. When electricity and the sun returned, the festival fell into full swing of entertainment, food, fun and lots of activity.

There's something for everyone.  As is the tradition, a gigantic sand scuplture greets visitors at the South (main) entrance.  Adults and kids were treated to live performances by local high school bands, and other civic groups.  Families brought their children to check out the bay, visit the Coast Guard and … (2 comments)

california: Schools in San Luis Obispo County Received Strong Scores on the State’s Academic Performance Index (API) - 09/11/08 07:25 PM
The 2008 results are in.  Overall; majority of the schools showed improvement in their API test scores when compared to a year ago.  Most schools exceeded the 800 mark; which is considered high.  Two schools, Bellevue-Santa Fe Charter School and Teach Elementary API scores surpassed the 900 mark.
The Index and 'yearly progress reports' are based on information from the state's standardized testing and results of high school exit exams.
Out of the 82 schools, only 11 are in the ‘program improvement status'. These schools are required to offer more services such as tutoring, and teacher training.  Subgroups are students classified … (0 comments)

california: Harmony, Pop: 18 - 09/08/08 05:21 PM
Each time when I travel north out of my hometown of Cayucos on Highway One, towards Cambria, I would pass by this sign,

Population: 18 per 2000 Census.  That must be the smallest town in our County ~ the San Luis Obispo County, CA.  Harmony bears the zip code, "93435" and is situated off Highway One, a few miles south of Highway 46.
I told myself that I should visit the town. I heard about the fabulous blown glass and beautiful pottery. Since I have tasted the wine from Harmony Cellars, why not?  In April this year, I read … (0 comments)

california: Median Home Price Declined Slightly in San Luis Obispo - 09/04/08 05:11 PM

california: Property tax relief to homeowners in San Luis Obispo County - 09/03/08 05:41 PM
I have just read Sandy Keller's blog on
"Have you had to deal with property tax increases in your area?"

and feel sorry for the homeowners in Horry County, South Carolina.  Like Horry County, a high percentage of the homes in North Coast of San Luis Obispo County (where I specialize) comprise second or vacation homes.  If there were a property tax increase of 301%, we would probably be as horrified as Sandy.
Lately, with the decline in property prices, more than 12,000 homeowners in San Luis Obispo County will face no tax increase in 2008/2009, or receive … (0 comments)

california: The Price of Water - 06/23/07 09:47 PM
Effective July 1st, 2007, residents of San Luis Obispo will face a 13% increase in their water bills. This harsh increase follows a 12% increase that was imposed last year.  The double-digit rise will be continued by another 13% next year.  The city will continue to implement the water-rate increases through 2012, as a way to raise funds for the Nacimento Lake Water Project, and staff seven police and two fire positions.  The Nacimento Lake Water Project is a 45-mile pipeline to bring water from the Nacimento Lake.  Currently, there are 14,400 water bill payers in the city of San Luis Obispo.  The approximate … (0 comments)

california: Concerned Citizens of Cayucos (CCC) Prevail For Now - 05/06/07 06:17 PM
Here's the update to the Cayucos Del Mar project.  At the recent Cayucos Citizens Advisory Council (CCAC) Meeting held on May 2nd at the Vet's Hall in Cayucos, it was unanimously voted that the Council re-visit the project propsal after review of the environmental report.  The slight shift in the CCC's favor is hopeful, as the CCAC's recommendations will be seriously considered by the County's Board of Supervisors.  It appears that the residents' outcry against the project has urged the CACC to re-consider. As of end April, the CCC has garnered over 800 signatures to petition against the project.  To support CCC … (1 comments)

california: Cayucos, "the Idyllic Kayak" - 05/06/07 05:08 PM
Cayucos is one of those few small beach communities in California where time has almost forgotten.
It's easy to unwind in this laid-back town where the sun ‘smiles' almost year round, and waves beckon you to the warm sand.  Cayucos, meaning kayak or canoe, is located along the Pacific Coast; mid-way between Los Angeles and San Francisco. Driving distance is about four hours one-way in either direction.  The closest metropolitan city is San Luis Obispo, about 20 miles or 30 minutes south on Highway One.
The town boasts about 3,000 people and approximately … (6 comments)

california: The State of California Is Moving - 04/29/07 02:50 PM
Where to? A U.S. geology survey reveals that the state of California is moving at a quarter inch a year - north, towards Washington State. That explains the series of earthquake faults in Western Washington.  One of the newly discovered faults is located near Bellingham, by the Canadian border.  The squeeze on the "Evergreen State" elevates the state to an earthquake country.
