Residents of Cayucos, Morro Bay and Los Osos will soon have their own community radio, Estero Bay Community Radio (EBCR) at 97.3 FM in October.  
 
 The community radio was conceptualized by Hal Abrams, who saw a need for a hyperlocal community radio station that would unite the residents in Morro Bay, Los Osos and Cayucos.  Abrams is a 30-year radio veteran, and host of the nationally syndicated Animal Radio® show.

Each year, members of the Scenic Coast Association of REALTORS® joined hands to provide brand new coats for children in need between the coastal towns of Cambria, Cayucos, Morro Bay and Los Osos.
 
The difficult times had resulted in more requests from the elementary and middle schools, who provided the list of families in need. Compared to last year, the number of coats needed has increased by almost 20%.

 JANUARY-DECEMBER 2008 VERSUS JANUARY-DECEMBER 2007

 
For January-December 2008, Los Osos saw a drop of 17% in sales of stick-built single-family homes when compared to the same period in 2007.  The number of stick-built single-family homes sold fell from 124 in 2007 to 103 in 2008. 
At the same time, sellers took more time - an additional four days based on an average marketing time of 129 days to sell their properties in 2008 compared to a year ago.
The median home price decreased by 8% from $471,000 in 2007 to $435,000 in 2008.  The decrease is not surprising … (0 comments)

Los Osos saw the highest drop of 34% in home sales in the first half of 2008.  During that period, only 44 stick-built single-family homes were sold, compared to 67 homes in 2007. 
While fewer homes did sell, home sales improved to the range of $266,061-$970,000 in the first half of 2008.  Compared to that range, home sales in the first half of 2007 sold lower, from $225,000 to $875,000.
Another encouraging factor is that the marketing time lessened by 14%.  Sellers took an average of 133 days to sell their home, just 22 days shorter than the time needed a … (0 comments)

The real estate market in Los Osos has long been plagued by the sewer moratorium and the more recent water moratorium.  These factors reflect the lower prices of the properties that are situated so close to the coast. Between 2003-2005, Los Osos single-family homeowners also enjoyed double-digit growth in the median home prices.
