Evidently, many of the international investors are snapping up Miami condominium units and are earning growing returns on their purchases.
Rents in Miami increased 12.1 percent between March 2011 and March 2012, the second highest growth rate in the country, trailing only Sarasota’s 12.9 percent gain.
This is attributed to the rising rents in Miami to the increased demand stemming from displaced former homeowners whose properties were foreclosed upon. Also foreign investors have contributed to the buying spree.

Rents are on the rise.
Many renters are not in a position to buy. For one, it's hard to get a mortgage these days, despite low rates. And, paying rent can push them further away from being able to afford to buy.
Rising rents make it harder for people to save for a down payment, which is the biggest barrier to buying a home that aspiring homeowners face.
Housing markets in New York City like Manhattan is more affordable than buying.

With inventory shrinking, there are still many fair priced properties in Miami.
In Aventura you can find condos in new luxury buildings still in the low $300.00 per sq. ft. 
In the town of Surfside on Miami Beach there are units available for $220.00 per sq. ft.
In Sunny Isles Beach there are luxury condos available.

Buyers from all over the world have been driving Miami’s residential market since the worst of the condominium bust. Although it was largely overshadowed in the foreign buyer shuffle, New York City residents are heading back to Florida with money in hand.
