boise: US Bank denies Short Sale - Wants Homeowner's IRA - 01/14/09 02:50 AM
I have been dealing with US Bank in Portland on a Short Sale.  This was a small builder (only a couple homes).  He does not have deep pockets. 
He is in his 50's.  He has taken out a second on his personal residence (which puts him upside down in this property also) to pay this loan for over a 2 years.  The value has dropped to about half what it cost him to build.  Loan is approximately $400K and value is about $220K. 
We submitted short sale package and they denied it because he won't release his IRA (Value $37K) to them.  … (3 comments)

boise: Has Anyone Sold a HOMESTEPS Listing? - 09/13/08 01:00 PM
I wrote an offer on a Homesteps listing yeterday.  Homesteps is the listing agency for Freddie Mac foreclosures and they list with ERA agents exclusively.
The agent emailed me a 4 page form to fill out.  I had to initial and date each page and sign the last page.  My buyers didn't sign anything.  The ERA agent then input my offer into the computer.  He said it takes about 3-4 days to get an answer.  This seems like a similar procedure to a HUD listing but for some reason - the ERA agent must input the offer where we can go on line … (2 comments)

boise: Boise Market Statistics - May 2008 - 05/20/08 02:22 PM
I have been studying the stats for Boise and find them interesting.  Our inventory is up and Median Price (Approximately $210,000) is down - as are sales (36%) from 2007.  However, certain pockets are starting to recover.  We have about 11-12 months worth of inventory on an average.  However, in certain price ranges, that drops to 6% (which is indicative of a "normal" market).  These are the low price homes in Ada County - there are other price ranges with 30 months inventory - but to see the bottom end leveling out is exciting!

I always suggest that my clients go out and rent a storage unit and start packing and moving all out of season clothing, books, furniture etc into it.  Everything that they aren't using on a day to day basis needs to get packed up and moved to the storage unit  This way, they are already moving in their minds.  The house shows so much better with all the closets cleaned out, the garage emptied, all furniture that clutters and makes the home seem smaller.  Minimize everything, dishes, linens, clothing, cosmetics, yard tools, get rid of the unused chemicals in the garage.  If … (0 comments)
