shreveport real estate: Southeast Shreveport Neighborhood Market Report - 04/25/13 12:40 PM
March 2013 Data
This monthly feature shows the home listing and selling prices for the major gated communities in Southeast Shreveport.
The data in the table are for single family homes which includes patio homes. In the case of Provenance, it also includes town homes. Homes for Sale is the total number of houses currently for sale in that neighborhood. Homes Pending are houses that are under contract. Homes Sold are homes that have been under contract and actually closed during the month.
The length of time a home is staying on the market is shortening as indicated by the DOM figures.  We are … (1 comments)

shreveport real estate: Ellerbe Road Estates Neighborhood Association - 04/25/13 12:33 PM
haven't posted much about Ellerbe Road Estates in southeast Shreveport. Perhaps that's because it's not gated, it's not new, and it's not prestigious. But it's a great neighborhood.
Ellerbe Road Estates was one of the first neighborhoods developed along Ellerbe Road. It's just south of the intersection with Flournoy Lucas Road. Because it's an older neighborhood and prices have come down a bit, we are seeing an influx of young families. You'll see the little neighborhood boys gathering for a game of front yard football or catch. And moms out pushing a stroller or pulling a wagon with a smiling toddler. It's that … (0 comments)

shreveport real estate: Is it Time to Sell Your Home? - 01/22/13 02:52 AM
We’ve struggled through the real estate market meltdown over the past few years.  The national news has made sure it’s never far from our minds.  But let me remind you that real estate is never national. It is always local. So, how do you know what the market is doing in your neck of the woods?
Here is a simple formula to use wherever you live. If there are more houses coming on the market (new listings) than are leaving the market (going under contract) for three straight months, the market is in decline. Conversely, when there have been three consecutive months … (1 comments)

shreveport real estate: Ellerbe Road Estates Neighborhood Association - 02/26/09 02:05 PM
I haven't posted much about Ellerbe Road Estates in southeast Shreveport.  Perhaps that's because it's not gated, it's not new, and it's not high end.  But it's a great neighborhood.  In fact, we like it so much, we've lived here for 16 years now.

shreveport real estate: What's So Important About The Listing Agreement? - 01/17/09 01:39 AM
When you sit down with a real estate agent who wants you to sign a listing agreement with them so they can sell your home, be very careful.  As I mentioned in my post, What's Your Listing Agent Really Doing For You?, there are three important blanks on that document that you should be aware of.
First, let’s talk about the length of the Listing Agreement.  Most agents will want a six-month listing contract.  Ask yourself if you are willing to work with that particular agent for six months while he/she tries to get your home sold.  Do you need to … (3 comments)

shreveport real estate: What Is Your Listing Agent Really Doing For You? - 01/16/09 01:05 PM
The original title of this post was, What Is Your Real Estate Agent Really Doing For You?  The topic was too broad, however, because an agent can work with a client in one of two ways.
As a listing agent when you want to sell your home As a buyers agent when you want to buy a home. I guess if you want to get technical, there's a third way. If you're selling one home to buy another, and you use the same agent for both transactions - lucky agent. He or she is working for you in both these capacities.  … (6 comments)

shreveport real estate: Shreveport Home Market Stats - December 2008 - 01/14/09 12:15 PM
Well, 2008 has come and gone with incredible changes in the housing market and overall economy.  Although the Shreveport market has fared better than most of the nation, we haven't been totally immune as the table below shows.  While homes sales were down 123 and average home values were down 4%, it took just an average of 73 days to sell those homes.

All in all, Shreveport's housing market is doing well, but at a little slower pace.  As I've written before, putting your house on the market involves more than hammering a For Sale sign in the front … (0 comments)

shreveport real estate: Hidden Trace - Shreveport, Louisiana Gated Community - 12/18/08 08:59 AM
Hidden Trace

Hidden Trace is a small neighborhood tucked away off Norris Ferry Road in the southeast area of Shreveport.  It is a gated community of only two streets, Grand Oaks and Hidden Oaks, which are lined with patio homes.  There are still a few lots left for building and there are a few homes for sale in the neighborhood.
The small size of the neighborhood and the fact that it’s gated makes it a great place for families with small children, although you can also find empty nesters there.  If you're looking for a home that's in a neighborhood … (3 comments)

shreveport real estate: The Twelve Oaks Times Home Owners Association Newsletter - 12/18/08 01:59 AM
Just a quick note to let you all know that the home owners association at Twelve Oaks has an online newsletter called Twelve Oaks Times. This HOA could be a model for many of the other gated developments here in Shreveport. They are organized and active.
The newsletter contains different categories such as:
A picture of the home that has won the Garden of the Month award. A Family of the Month award. Notices of upcoming events going on for residents. A What's New category to keep everyone abreast of changes in the development. Names, phone numbers, and addresses of the … (0 comments)

shreveport real estate: Good News for Housing Market - 12/17/08 11:51 AM
Some good news coming our way about the housing industry.  Thanks to Debe Maxwell for sharing this with us.
Please note, her data in #5 are for her local area.  Here in Shreveport, there is about a 10 month supply of homes on the market in all price ranges.  That is higher than in months past.  Let's hope the decrease in interest rates will bring some buyers into the market.

Good News for Housing Market Being cautiously optimistic has become the 'trend' for those of us remaining in this turbulent market.  Sometimes the news is so negative that we have … (2 comments)

shreveport real estate: Shreveport Home Market Update - October 2008 - 11/13/08 02:27 AM
As I've indicated before watching the trend for the housing inventory is a good way to see which way the market is headed. We all know the nation's economy is very volatile right now, and it will be awhile before everyting smooths out, the housing sector included. Fortunately for Shreveport residents, our housing industry hasn't had the huge fallout that other areas of the country have. Shreveport has seen an increase of inventory and fewer sales, but prices have not tanked as in some markets. What the August through October absorption rates for Shreveport home sales show us is that there … (2 comments)

shreveport real estate: Shreveport/Bossier Absorption Rates September 2008 - 11/13/08 01:33 AM
Here are the absorption rates for Shreveport, Bossier City, and surrounding towns. Remember that absorption rates show how quickly homes on the market are being sold and how many new homes are replacing those. If more homes are coming on the market and remaining unsold, the inventory is higher, and it's deemed a buyer's market. That's the situation we're in now. Take a look at October's absorption rates for Shreveport et al for more analysis.

shreveport real estate: Shreveport/Bossier Absorption Rates August 2008 - 11/13/08 01:22 AM
I've been rather remiss in posting the absorption rates for the Shreveport area market. Since the trend over time is the most useful way to analyze this information, I'm going back to August to post these numbers. So, take a look at this info, then take a look at the numbers for September and October which I'll be posting immediately after this one. I'll provide my analysis in the post for the October absorption rates for Shreveport, Bossier, and the surrounding towns.

shreveport real estate: Shreveport/Bossier Housing Market Statistics 2007 vs 2008 - 11/11/08 02:26 PM

Again this month the statistics show that the number of homes that sold this October compared to last is down 15%. Inventory is down over last year which is good, but sales are also down by about the same amount. So there is still about a 6 month supply of homes in the Shreveport market. It seems everybody is concerned with the economy and the housing crisis and rightly so.
Some people are waiting to see what shakes out before they make a move. That may be the wise thing to do. If you are in a position where … (1 comments)

shreveport real estate: Twelve Oaks Gated Community, Shreveport, Louisiana - 10/27/08 03:17 PM
Twelve Oaks Begun in 2005, this unique community in Shreveport, Louisiana is situated on 400 acres not far from the bustling shopping mecca along Youree Drive. Access to the rest of the city is easy via the Terry Bradshaw Passway.
Twelve Oaks is comprised of four distinct "neighborhoods", each with a feel of its own. Middleton Place is the first section you get to after you pass through the gate. There are five streets with small to mid-size garden homes.
When you enter Charleston Place to the left, you feel as though you are in an entirely different development. As you … (3 comments)

shreveport real estate: Housing Will Lead the Economic Recovery - 10/25/08 10:48 AM
We've been fortunate in the Shreveport real estate market not to have suffered the level of foreclosures, short sales, etc. that other cities in the nation have. Here's a post by David Stevens of Long and Foster that holds out hope for a nation-wide recovery led by the housing sector.
Be sure to click through and read the comments.  Do you think his arguments are valid?

1987: The market dropped from 1st quarter Dow Jones Industrial high of 2722 to 1739 in the fourth quarter with a one day event that dropped the market 22.4%.  The market lost over 1/3rd of it's … (2 comments)

shreveport real estate: Ten Ways to Prepare for Home Ownership - 10/20/08 04:29 PM
Decide what you can afford Generally, you can afford a home equal in value to between two and three times your gross income. I advise to begin looking at homes in the lower end of that price range.
Develop your home wish list Then, prioritize the features. For example, which is more important to you - the right school district or proximity to work? A remote master bedroom or a wood-burning fireplace or a large kitchen? A large fenced yard or no yard?
Select where you want to live Compile a list of three or four neighborhoods you’d like to live … (4 comments)

shreveport real estate: Finding Your Dream Home in Shreveport - 10/20/08 06:02 AM
So, are you ready to begin looking for that dream home? If you haven't taken the time to analyze exactly what you want in a home, you may spend a lot of time looking at houses that aren't right for any number of reasons. That would be an unproductive waste of time for you and your agent, when taking a few minutes thinking about what's most important to you and your family could eliminate many homes from consideration. And with the large inventory out there today, that's a good thing. What does your future home look like? Where is it located? … (0 comments)

shreveport real estate: Shreveport Housing Market Statistics, September 2008 - 10/10/08 07:01 AM

Looks like although the number of houses sold is down by 15% the average home price is holding steady.  What does this mean to you as a buyer?  It means that with interest rates hovering just below 6%, more homes on the market, and prices tending to stay the same or be a bit higher than last year - don't wait.
Get pre-approved and start house hunting while the selection is good and the rest of the buyers are waiting for prices to go down.  And let me know if I can help you.
