      <title>SHORTSALE YOUR HOME AND BUY RIGHT AWAY PROGRAM!</title>
      <description>Yes that's correct folks! You can now SHORTSALE your home and BUY another home right away! How you ask?  Well follow these guidelines:
*You must have a FICO score of at least 640
*You must be current on your mortgage payments, NO LATES
*You must have purchased the home you are shortselling with a conventional loan or other loan,not an FHA loan. Since the SHORT SELL AND BUY PROGRAM allows you to purchase a home with an FHA loan.
*You cannot purchase a superior home. For example: If you bought the home you are shortselling for $700,000, the home you can NOW PURCHASE must be LESS than the original purchase price of the home you are shortselling. That's awesome because most homes are worth less now that what they were in the bubble anyway.
*You must purchase usually within a distance of over 30 miles. For Example: Can't shortsell a home in Redondo Beach and purchase another in Redondo Beach. Must be a over a commutable distance, usually over 30 miles away. *Exceptions are if your family size changed or due to job reasons or medical,or court ordered divorce, etc. Must be a good believable reason so there are EXCEPTIONS to this rule.
* GIFTS are acceptable as downpayments, your downpayment does not have to come from you. Can come from Mom or Dad or a friend, does not have to be a relative or blood related. SOOOO if you don't have the money for a downpayment, someone can help you out.
*Short Payoff(Short Sale) must serve as payment in full.
*No prior bankruptcies or foreclosures allowed on your record.
*3.5% MINIMUM downpayment allowed- can also put up to 20% or more down if you wish.
This is an excellent FHA loan program offering hope to many homeowners in California especially Los Angeles and Orange Counties. You can shop for your home while you are in escrow with your short saled home and almost close concurrently.
Tons of homeowners are taking advantage of this new program. I would hurry before they change the rules or the program.</description>

SOOOOOOOOOOOOOOOOOOOO, if you get into ESCROW as a First Time Homebuyer before April 30th, 2010 and CLOSE before June 30th, 2010(when the $8000 credit officially ends) then YOU can BENEFIT from BOTH of these tax credits and not just one. GET IT?????

      <description>We all know about the $8000 credit for 1st time homebuyers. This states that as long as you have not owned a primary residence in the past 3 years, you qualify as a 1st time homebuyer and can receive a credit or refund on your taxes of up to $8000. And now, you DO NOT have to pay this back!!!
But wait, there's more! California lawmakers JUST approved an additional $10,000 home buyer tax credit!
This bill gives buyers who purchase any newly constructed previously UNOCCUPIED homes a $10,000 credit! The credit is available for 1 year, starting March 1, 2009, or until the $100 million set aside is used up, whichever comes 1st!
The icing on the cake with this new additional credit is that Californians DO NOT need to be 1st time homebuyers to take advantage of the $10,000 credit, nor do they have to meet the maximum income requirements of $75,000 for a single filer and $150,000 for a couple filing jointly.
Under the federal housing stimulus bill, a first time homebuyer is defined as someone who HAS NOT had a home ownership as a primary residence within the previous 3 years.
SOOOOOOOOOOOOOOOOOOOOO....how do you get up to $18,000 credit?
You must purchase a NEWLY CONSTRUCTED home in Ca, and have NOT OWNED a home as your primary residence within the last 3 years....if you meet these 2 requirements ...you can NOW get up to $18,000 tax credit.
And with the new arrival of the Down Payment Assistance program here til June 5th, 2009, even buyers who don't have 3.5% for a down saved up, can now GO SHOPPING!!! SOO....Let's go shopping!!!</description>

      <title>Redondo Beach is heaven on earth!  Ahhhhhhhhhhhhhhhhhhhhh!!</title>
      <description>As I sat outside on the patio of Kincaid's today having lunch with some friends, listening to the waves crash into the shoreline, seeing surfers trying to catch a big one...and letting the sun beat down on my face...I breathed a sigh of relief that I wasn't back in Chicago...at this time of the year..getting ready to freeze my a__ off. No offense against Chicago...I love it, since I'm a transplanted Chicagoan myself....but you  have to admit....here in the SouthBay...you get a nice breeze all the time...not like the valley where the ozone hangs in the air...and you sweat to death.  I even chatted with my mom who lives in St. Pete Beach, Florida..which is an awesome place to live...but very hot and humid, folks. I had a new found appreciation for this glorious spot on the face of the earth. The air is clean, people are actually friendly here...wow..sort of like back in Chicago...and people here greet you like an old friend. I walked on the pier and watched one of the tall ships that docked here..and saw boats troll by, and seagulls overhead. I can see why people keep coming here in groves...and why everyone wants to be at the beach...We have awesome places here in Redondo...from the esplanade that you can walk up and down anytime day and nite...yes, I even saw people walking and jogging at 2 am...to walking in the village around HT Grill with it's outdoor fireplace pit, to King Harbor and all the boats..and Portofino Hotel to name a few. The Redondo Beach chamber is friendly..and so is the police department...and what a huge, clean library. I remember sitting in the basement of a friend's house in Munster, Indiana..yes MUNSTER, INDIANA folks..a real town about 28 miles se of Chicago ,and reading a Muscle and Fitness magazine and seeing all the bodybuilders and fitness models posing at a competion in Redondo Beach and working out at Gold's Gym...I thought..wow..that looks cool...I'd like to go there...funny, how I never thought about it til I moved here in 91...and passed Gold's Gym and it dawned on me that it was the place I saw years ago in the magazine...hence...the Law's of Attraction really does work. I've lived all over southern california from Redondo Beach, Hermosa Beach...Tarzana, Burbank, Marina Del Rey, and Sun Valley..and I can admit...I finally landed back in Redondo..and I can see why...I can see why people fight to stay here and why home prices in Redondo Beach..have pretty much weathered the storm much better than other areas...now if you'll excuse me...I see a refreshing bowl of frozen yogurt from Dolci Mango with my name on it..</description>

      <description>It depends on what market you're in...here in the SouthBay area of Los Angeles, Ca...it certainly IS a good time to BUY!!! I represent alot of buyers and they are finally coming out in droves.........
Several reasons...1) The intelligent buyer or investor realizes that you buy low...sell high!
They are not letting themselves by guided by news that is talking about the "economy in general"
they are making their own decisions and not following the "cattle like" herd mentality.
They see a good deal..and they are jumping on it......knowing prices will eventually go up.
With the first time homebuyer's $7500 tax credit available...www.federalhousingtaxcredit.com and
interest rates still low...as well as 3% down programs still avail and some paying all or most of
your closing costs...then, YES..it's a great market...Here..since most of the homes in the
first time homebuyer range are under $500,000....if they are priced right or under market value,
they are selling in 24-72 hours with multiple offers and bidding wars going on...
So yes, if you are timid..then stay on the sidelines and leave the lion's share to the
savvy investors...who see an opportunity and aren't going to let it pass them by!</description>

      <description>If you want to buy BANK-OWNED HOMES..also known as REOS...you have to have an agent that is aggressive, motivated, and can go in for the kill asap!..No bull! These opportunities are popping up everywhere and if you aren't on top of it, many are gone within 24-72 hours with multiple offers! It's simple...if it's priced right or below market level against other properties in the nearby neighborhood, it will go fast..within hours! If it's priced above market value, it will sit and sit and sit unitl an asset manager either finally sees the light and allows agent to reduce the price or until some savvy investor comes along and makes an offer that's more in the realm of reality land instead of fantasyland. Also, understand that these properties are BANK OWNED, they have gone thru the foreclosure process and had an owner that was kicked out or lost their home, so they have some fixing up to do. The bank does not want to deal with you if you are a fussy, picky buyer who has many contingencies to deal with. Remember, you are buying this "as is" with no implied warranties or repairs...so if you want things fixed up, and termite inspections, your choice of escrow and title, then DON'T make an offer! They want the least amount of headache from a buyer. Buyer's who can close fast(less than 30 days), buyers who let escrow and title be seller's choice, and DO NOT ask for termite inspection...and go in with pre-approval(no pre qualifications).
The stronger you are in your offer, the better you have getting accepted. If it is priced below market value, it will go quick, and don't even bother going in at asking price, be prepared if you really want this property to go in OVER asking price...or be out counter offered at the get go. When multiple offers come in, you will be forced to sign a form, acknowledging that and then you will be asked to give your best offer. This sucks because you won't know how many other offerers there are and how much they are willing to over in price..hence a bidding war! This is a game that is not for the timid! But if you know what you want and come across the perfect property, then get in there first and make that offer as easy as possible for them to accept..and at an aggressive price!</description>

      <description>The festival this weekend is packed with people of all ages, coming here to enjoy themselves. We have had alot of people come into our real estate office at Keller Williams Realty West in Redondo Beach, Ca  90277. I have personally spoken with lots of people at the fair, and the general attitude in the air here in the southbay is that of upbeat optimism. Many people think the bottom has bottomed out, at least here near the beach areas. And of course, they are correct. The beach is where everyone would like to be. So it only stands to reason that this area would not be troubled as much as other inland areas. The weather here for one is awesome compared to the valley? A breezy 82 degrees today as opposed to 115 in the valley? It never ceases to amaze me that this area is one of the best places on earth. I see more buyers coming out of the woodwork everyday...and it has helped that they made the conforming loan rate $729,500 here in southern ca. If they decide to go back to $417,000 it would be a shame and drive many buyers out of the market again...especially when they are just finally jumpin in. We still need to lower the interest rates though. Funny, the Fed saw mortgage applications fall 8.7 percent last weekafter raising the interest rates. Well, it didn't take a rocket scientist to figure that one out...geez!!! Easy folks, keep the rates low and make it easy for people to buy and they will come...make it difficult and they'll hightail it back to the hills.       <description>I don't know about other markets...but I have been closely watching the SouthBay area here in Los Angeles. And we have definitely reached rock bottom......which is good, because I have seen just in February, but more importantly in March...sales start to increase. I'm talking about existing home sales, not new homes. Pace is picking up...and wait, when the March statistics come in....you'll see March was up from February...When the new conforming loan rate is activated by Fannie Mae and climbs to $729,750 and lenders start giving conforming loans to buyers under that range, watch what will happen....buyers that were sitting on the fence will start to come out in droves...the ones that need a home over 417,000 but under $729,750 on their loan. Then the cattle will start to follow the herd...because that's what happens...like the media is predicting...it will start to go upward by the 2nd half of this year, and that is July...because it will take a couple months of buyers to understand they can go shopping for a house and as long as the loan after the down payment stays $729,750 and under, they'll get a conforming loan interest rate and a good deal...get ready folks because I have a lot of people licking their lips already and getting ready to GO SHOPPING! It's just around the corner...I see it....banks had no choice when they got these properties back in bucket fulls but to find a way to be more friendlier and start negotiating with people willing to buy...yeehaa! That's why I say...when you're ready to buy...Just Call Shy! I know it sounds corny, but it works!</description>

      <description>Having come from a background of advertising/marketing &amp;amp; public relations..helped me in knowing how to promote something...and until recently, all other businesses did this but it was astounding how many realtors didn't. How many times have we HEARD of another realtor in our area, but we just couldn't really place their face? We'd tell someone, "I've heard of her or him, but I would have to see a pic or see them again to tell you if I met them before?" Not too long ago alot of business cards that realtors would pass out didn't even have their pic on them and there are still alot of open house signs, business cards, flyers, and for sale signs that still don't. I think it's great that more and more signs, cards, etc are starting to have faces on them...which lets us know who our fellow realtors really are instead of just a name...it's a great almost free way to advertise yourself and your business...thank god, it's finally come to the world of realtors...I can't imagine why anyone wouldn't take advantage of marketing not only the homes their selling but themselves too...afterall, don't clients ultimately want to know YOU in order to do business with you?</description>

      <description>It's funny...because the people that are buying right now are the wealthy...and mostly foreign investors and of course anyone with stellar credit and wanting a property under $417,000 in order to stay in the conforming loan range....Being here in Ca, where the average home is definitely over $417,000...I really hope the Fed raises that conforming loan rate out here which would then be as high as about $729,000...this would open up a floodgate of good buyers who are frankly, sitting on the sidelines right now with their hands tied and truly make it a "buyers market" for everyone.</description>

      <description>We constantly put in our marketing efforts the "golden rule", you know...do unto others as you would have them do unto you...right? Well, we need to apply that way of acting to our fellow realtors....afterall, we may work for different brokerages but we all in the end....need each other...Think about it...every day you're doing networking and email blasting of your listings etc to a potential realtor who will bring you a buyer for your property...you know...the one that you don't want sitting on the market for like....210 days!  Sooooo, doesn't it make sense to be nice to every realtor that you meet? You just might know when that realtor will bring you a buyer in the future or help you with tips and pointers in your own marketing efforts or become a really good lifelong friend.........so I say we be more thoughtful, considerate, and nice to one another...afterall, we got in this business because we liked working with people...and last time I checked, realtors were people too!</description>

      <title>Simple twists turn "PROPERTY BLAHS" into "PROPERTY AHHHHHHHHS"!</title>
      <description>Most property owners are "emotionally attached" to their properties, and rightly so..however, it never ceases to amaze me how they can't SEE their potential property thru the eyes of a stranger, or more significantly...the eyes of a buyer!!!!!!!!!!!!!! And frankly, if you're selling your property....that's whose eyes you need to objectively start scrutinizing your property thru. Take the time to literally walk across the street and stand there and objectively LOOK at your house...is it cluttered? Do I still have tatters of my fraternity flag hanging from college? or that balcony or patio umbrella...does it still like a checkered flannel pattern from the 70's? is my garden hose snaking haphazardly down the lawn and into my driveway scaring the neighborhood kids into thinking it's a giant anaconda? is my Scooby Doo mailbox with a broken flap hanging to one side really necessary?...and that broken glass in my front porch light with a bulb or two missing..is it making me look like Sanford and Son's Junkyard?  is my lawn starting to look like a Costa Rican jungle?? You get the picture...start with the "curb appeal" of your home...replace broken address numbers with shiny new ones..easily visible...replace old mailboxes with shiny new ones, replace porch lights, curl up your hoses, and by golly..PLEASE water, or resod your lawn,  put nice malibu lights along the walkway..never in solar version, lighting is too poor.
