Dear Buyer's Agent:
I don't care how busy, or tired, or important you are, my sellers are anxiously awaiting feedback from your showing of their property. They want to know how it looked, what your buyers thought, and if there is anything else they can do to improve its appearance.
Nothing is more frustrating to a seller when they have gone to all the trouble of tidying up, putting away the pets, and rushing out of the house than not knowing how it went.

What do you think? Do these pictures actually help sell the house? Or should they have been left out of the listing details?

Agents, if your listing photographs don't turn out as well as they should, do you upload them anyway, or do you leave them out and go back later to take better ones?


It may not be worth your time to return to take better pictures if the house sells right away. This one hasn't.

Yesterday, I had the pleasure of attending a closing with another happy seller. He was one of my first property-management clients, back in 2004, and I leased his former home for him when he was transferred overseas. Later, he was transferred back to Austin and took over managing the house himself.
My client contacted me again a couple of months ago and said he was ready to sell the house, since his folks no longer lived in the neighborhood and his tenants had moved out. Now he has his sale proceeds and he is ready to move on with his life.

There is one downside to selling a home in your own neighborhood: your lovely neighbors end up moving away. In order to fulfill their dreams of living in Arizona again, where their hearts are, my neighbors needed to leave their house here in Cibolo.
The good news is that there some home buyers are very happy to be moving into this spacious, well-maintained custom home with a fabulous swimming pool. It is incredibly difficult to negotiate with the seller directly, having to explain forms and trying to diplomatically explain why their house is not worth what they want to sell it for. One of my listings is scheduled for yet another second showing this afternoon. This home has been under contract twice, and both times the buyers have backed out for personal reasons. The worst part is that it has now been on the market for 82 days. Although that is way under the average time on the market in San Antonio, it is still dragging my average listing time down!

Angela's post is right on target! I have seen a few of these things when showing homes in the San Antonio area.
I especially dislike when the towels are tied with a ribbon to prevent people from using them. That to me is tacky. I always put toilet paper, soap, and guest towels in all the bathrooms, since buyers (and their agents) inevitably are going to use them. Please let them dry their hands! It would leave a much better impression with the buyers.

The sellers are being transferred out of state, so this one-story home is ready for new owners!

The sellers have taken great care of it in the 3.5 years they have lived there. They updated the bathrooms and the kitchen, and added a lovely patio accessible from the sunroom. The landscaping, green grass, and trees are beautiful, and Woods of Shavano is a great place to live, as I've said before!

I still miss living in Woods of Shavano! We moved away a couple of years ago so my husband could be closer to his job in San Marcos. It's a wonderful neighborhood, convenient to everything but easy to get to. This is another terrific remodeling job, updating a home that already had good bones to start with. The sellers put in a beautiful flagstone patio, and you can enjoy views of the surrounding hillside there as you sip margaritas.
