I heard on the radio last week that the real-estate market under-performed expectations in 2014. Then the same day I read that 2015 could see another bubble in the market.
It's all local; prices and activity in one city experiencing an overheated market would signify a slow, buyers' market in another.
In the San Antonio metro, 2014 was a good year for home sales. Traditionally, the city has not experienced the volatility of other markets in Texas, and this year was no different. My clients are retiring and downsizing to a smaller home, so they have put their exquisitely maintained home on the market.  Over the last couple of years, they expanded the deck, added a pergola cover to the patio, and planted trees and drought-resistant flowering shrubs.
Their grandchildren are going to miss playing in the beautiful back yard and swimming pool. And I will miss them when they move!

At 4 percent less time than in February of 2012, San Antonio homes were on the market for an average of 99 days last month before going under contract. A total of 1,379 sold—a whopping 96 percent at the asking price. Home sales increased 8 percent from last year, according to the San Antonio Board of REALTORS.
Homes priced under $200,000 made up 66 percent of the total, those priced between $200,000 and $500,000 comprised 29 percent, and those over $500,000 were a little over 4 percent. That’s the highest percentage of homes sold in that price band since 2011. The … (1 comments)

According to the San Antonio Board of Realtors, August was a sizzling month for home sales, with a nearly 17% rise and 2,070 in number of sales. This echoes June’s record 4-year high of 2,018 homes sold.
The average sales price in the San Antonio metro went up to $200,760. Last year in August it was $188,485. The median price went to $159,100 from $153,200.
The average time on the market was 6.5 months. This indicates it's still a buyer's market, but if this pace keeps up, it will be balanced between buyers and sellers very soon.

Dear Buyer's Agent:
I don't care how busy, or tired, or important you are, my sellers are anxiously awaiting feedback from your showing of their property. They want to know how it looked, what your buyers thought, and if there is anything else they can do to improve its appearance.
Nothing is more frustrating to a seller when they have gone to all the trouble of tidying up, putting away the pets, and rushing out of the house than not knowing how it went.
Even though feedback is not always useful, I think it's the mark of a professional to respond … (11 comments)

San Antonio has a robust economy, with the unemployment rate recently dropping to just over 7%. The three main industries traditionally represented are the military, healthcare and biotechnology, and financial services.
In addition, energy and manufacturing are key industries. Valero Energy, NuStar Energy, and Tesoro Petroleum are headquartered in San Antonio, and  Boeing and Toyota have major facilities here.
Lots of jobs means more demand for housing, both new and resale homes, and rental homes. And accordingly, the local real estate market is approaching a 6-month inventory again, indicating a balance between buyers and sellers.

Spring has sprung in San Antonio, and right before Fiesta kicks off we get some news worth celebrating. The average and median home prices in the San Antonio metro went up. And so did market activity.
By March end, the average price for a home increased to $185,561. That’s up 2% from a year ago, according to the San Antonio Board of Realtors.

The real estate market in San Antonio got off to a mixed start in January.
The good news is that existing home sales went up by 4.5% compared to this time last year. The bad news (for sellers, anyway) is that the median price for a home went down to $141,200 from $147,300.
This isn’t terribly surprising to me, though. Many sales close in January for tax reasons, or because after having properties on the market during the slowest months of the year, the sellers finally agreed to a lower price just to get the deal done.
