The house I want to buy is more expensive so I need more money on this sale.
Sorry folks it doesn't work this way.
The question is not how much money I need tomorrow, it is how much can my home sell for today.

Professionalism should never be lacking whether it is with a client, the general public, or with other agents.  Whether an agent belongs to an MLS of 200 agents or 2000 there is one thing in common, each of those agents are capable of doing the same job and each of them have an opportunity to do a better job.  The rule of 20% have 80% of the business is there for a reason.  Only a small precentage will dedicate the time and effort necessary to get it done.   The degree of committement, the attitude will determine how they do far … (3 comments)

home sales: Average home prices in North Idaho - 01/26/16 02:29 PM
The average days on market for the last two years in North Idaho is between 106 days and 150 days in the mls.  Now this doesn't take into account a listing that was on the market for 6 months, taken off and then put back on.   
The average sales price comes out to between $209,000 and $275,000 for the last two years.  We still have our homes under $100k and those luxury homes over $700k for sale.  But the averages still remain pretty constant.  North Idaho is one of the most affordable places to live.

Ever have one of those offers that just had you on pins and needles?  
As a real estate agent we all write up purchase and sale contracts all the time.  We write them up, make the appropriate copies, we call the listing agent to give them the pitch and send it off to await an answer.  It is simply part of the everyday routine.

I often hear from people that real estate must be slow in the winter.  Typically though, December is historically one of our busiest months for home sales in North Idaho.  
1. Many people pull their homes off the market during the winter months so there less homes on the market and it creates a feeding frenzy among buyers.
2. People often need to buy there home before the end of the year for tax reasons and 1031 exchanges.
3. Never underestimate the mile stones.  People like to buy a new home for Christmas.

6 months down and 6 to go.  So far 2014 has been a great year with steady sales each month, many of which I handled both the buyers and the sellers. I had 5 closing in the last 2 weeks and it is not showing any signs of slowing. The market has been very active with bidding wars on just about everything.  
I have sold just about all my home listings and am down to mostly land listings which are moving quite a bit slower.
