First and foremost, I make sure I have the time to give all my clients and their properties the attention they deserve because it is important to me.

I will let you in on a secret.  I may be a real estate agent but I am just a person and I hate salesman types.  To me there is nothing worse then walking into a store and being accousted by a salesman.  Then after the polite refusals for help I realize that if I step backwards I will trip on them.  I have stores I won't even shop at because it makes me feel uncomfortable.  I hate to feel tricked or manipulated into buying something, so you won't find any high pressure sales tactics with me.

6 months down and 6 to go.  So far 2014 has been a great year with steady sales each month, many of which I handled both the buyers and the sellers. I had 5 closing in the last 2 weeks and it is not showing any signs of slowing. The market has been very active with bidding wars on just about everything.  
I have sold just about all my home listings and am down to mostly land listings which are moving quite a bit slower.

Here is a great post on communication, please read below.  Now sellers I know what you are thinking, the agents always try to beat us down on price.  Thats simply not true, agents want to get the top dollar for your property but that does not mean that buyers are going to pay more than it is worth.  In fact if they are getting a loan the bank will make sure they are not paying too much.  Mark McInnes had one recently where they seller wanted one price and Mark told him to list it higher, because it was worth it.  Happily … (2 comments)

The real estate market has been booming in North Idaho and I have been in whirlwind of home sales in the last few months.  The only problem is we are running out of homes to show buyers.  I currently have a few sets of buyers that need to find a home in Sagle or Sandpoint for under $180,000. I had a couple of people ask me on my last post, what steps I took on active Rain that brought me 3 closings in one day. I have been analyzing this and it isn't something I can pin on any one thing, but more an accumulation of all of it all. I admit I use a shot gun approach to marketing my properties and myself. I ran across a relatively new group here on Active Rain called Post your properties here group.  Be sure to go sign up for the group and advertise your listings.  The owner, Monty Yeager also has a website at
 www.realestateandfunding.com.
The owner says that this 4 month old website already gets about 1400 views a day. One of  the main features are free real estate listings.  You can sign up at this website and post your properties.  It is 100% free and will get your real estate some great exposure.

listings: Best Deals in North Idaho - 09/20/09 12:13 PM
I ran across a post recently suggesting that we place a list of the top deals in our market.  (When I find the post again I will put a link to it.)  The idea behind the Best deals list is not to push our own listings but rather the best deals in our market.
