listings: How will you leave your indelible mark on someone elses life? - 10/15/16 12:46 AM

We have a million "first times" in our lives, each one having the capability of taking us on new adventures, new avenues and defining who we are.
This month Patricia Kennedy is sponsoring An October Contest: Your First Time – The Real Estate Edition!
Patricia Kennedy has asked us to reveal one of our first time interactions in real estate that left an indelible mark on your psyche.

I first got my license in 1985, so many of my first time experiences as an agent are riddled with cobwebs. They say you never forget your first sale, although for the life of … (5 comments)

listings: So many listings how can you find the time to do a good job for us. - 02/17/16 01:48 AM
You have so many listings how can you find the time to do a good job for us.
First and foremost, I make sure I have the time to give all my clients and their properties the attention they deserve because it is important to me.
As Benjamin Franklin said, “If you need something done, ask a busy person.”

There is an Acrive Rain contest that asks us about some of the negative questions we receive and how we respond to them.  ActiveRain Contest - Winning Over the Naysayers   If you are an agent be sure to visit this contest and share with us some of … (1 comments)

listings: Ideas for your real estate Pinterest site - 11/29/14 03:39 AM
In the previous blog I went over the basics of what pinterest is and how to set up an account.  Next it is time to start building the site.  The idea behind this is you want to pin pictures from you blog or website as there will be a link to lead visitors back to your page.  Let visitors get to know a little about you from the things you feel are worthy of a pin.  Tell about the area that you live in so others can want to live there.
Follow along with me and make your Pinterest Site.

listings: I'm not ready to ride around with a Realtor! And that's OK! - 11/09/14 09:17 AM
I will let you in on a secret.  I may be a real estate agent but I am just a person and I hate salesman types.  To me there is nothing worse then walking into a store and being accousted by a salesman.  Then after the polite refusals for help I realize that if I step backwards I will trip on them.  I have stores I won't even shop at because it makes me feel uncomfortable.  I hate to feel tricked or manipulated into buying something, so you won't find any high pressure sales tactics with me.

listings: Mid year audit - 07/20/14 05:34 PM
6 months down and 6 to go.  So far 2014 has been a great year with steady sales each month, many of which I handled both the buyers and the sellers. I had 5 closing in the last 2 weeks and it is not showing any signs of slowing. The market has been very active with bidding wars on just about everything.
I have sold just about all my home listings and am down to mostly land listings which are moving quite a bit slower.

Historically it was always cheaper to buy a piece of land and develop it. … (1 comments)

listings: Communication - Is only achieved when more than one person is listening - 05/25/14 01:30 AM
Here is a great post on communication, please read below.  Now sellers I know what you are thinking, the agents always try to beat us down on price.  Thats simply not true, agents want to get the top dollar for your property but that does not mean that buyers are going to pay more than it is worth.  In fact if they are getting a loan the bank will make sure they are not paying too much.  Mark McInnes had one recently where they seller wanted one price and Mark told him to list it higher, because it was worth it.  Happily … (2 comments)

BIGGEST HOME SELLER MISTAKES

Sandpoint, ID: The most common reasons that a house will not sell in a good market are often well within the control of the home seller according to a recent survey by the ActiveRain online real estate community. In a poll of over 1,000 real estate agents, it was revealed that the top six ways home sellers turn potential home buyers … (1 comments)

listings: Real Estate programs that work List Hub - 11/16/13 11:50 PM
I recently wrote a review for Market Leader and have had quite a few inquiries from agents about the Market Leader program. Without a doubt my marketing system through Keller Williams works extremely well but there are a few different programs at play here.  I will attempt to break down the special qualities of each one, so agents can make an informed choice. Keller Williams uses wolfnet IDX, our own Keller Williams listing system, Market Leader and list hub. I believe it is a combination of all of these programs that lead to such successful results. List Hub essentially takes a feed … (5 comments)

listings: What have you done for me lately? Life line of a listing - 01/14/13 10:09 PM
I was  talking with one of my commercial clients this week who owns theHooDoo café and Kelly Vay Mart, and I had a bit of a wake up call.  While they stated it in a diplomatic way, the gist was that their listing didn't sell yet and what have I been doing about it.  It dawned on me that while I am constantly working at promoting my all my listings, the sellers just know that it hasn't sold yet.  I now have a belated New Years resolution; Figure out a better way to let my sellers know what I have been … (3 comments)

listings: North Idaho Homes have been selling like hotcakes, sellers bring me your listings - 10/13/11 05:30 PM
The real estate market has been booming in North Idaho and I have been in whirlwind of home sales in the last few months.  The only problem is we are running out of homes to show buyers.  I currently have a few sets of buyers that need to find a home in Sagle or Sandpoint for under $180,000. We have seen or missed out on everything that was on the market.   If you have been thinking of selling your home, please contact me.

listings: Steps to ActiveRain success - 10/12/11 08:11 PM
I had a couple of people ask me on my last post, what steps I took on active Rain that brought me 3 closings in one day. I have been analyzing this and it isn't something I can pin on any one thing, but more an accumulation of all of it all. I admit I use a shot gun approach to marketing my properties and myself. I feel that perfect buyer is out there for every house, it is just a matter of getting it in front of them. I am happy to share all the steps right here just in … (12 comments)

listings: Post Your Properties Here group - 10/31/10 09:46 AM
I ran across a relatively new group here on Active Rain called Post your properties here group.  Be sure to go sign up for the group and advertise your listings.  The owner, Monty Yeager also has a website at
 www.realestateandfunding.com.
The owner says that this 4 month old website already gets about 1400 views a day. One of  the main features are free real estate listings.  You can sign up at this website and post your properties.  It is 100% free and will get your real estate some great exposure.
Thank you Monty.

listings: Best Deals in North Idaho - 09/20/09 12:13 PM
I ran across a post recently suggesting that we place a list of the top deals in our market.  (When I find the post again I will put a link to it.)  The idea behind the Best deals list is not to push our own listings but rather the best deals in our market.
The homes that appear here may be for sale by owner , bank owned or another agents listing.  Agents if you have a listing that you think should appear on my list please let me know.  It can be in any price bracket but it has to be … (0 comments)
