The UPB was$174,000, and the total arrears came out to $190,000. Borrower was only behind 8 payments, and we felt it was a good opportunity to work something out.The homeowner really did not want to stay, so a short sale was negoitated, and they moved on to greener pastures. The local realtor listed it, and 2 weeks later, there were a couple offers.It ended up selling for $180,000, and after acquisition costs, fees, expenses, and the Realtors commission, the profit was $55,100 or 52.5% in four months!When we joint venture, we do all the work for you, and you help us with the funding to pick up the note, so the 50/50 split, the profit after return of principal, comes out to 26.25% ROI in four months! That's a pretty good return even if it took one year, though in this case, its a 78.75% annualized return! Could you use those kinds of returns in your retirement account?Disclaimer: They don't always turn over that quick, though sometimes they do. We found that a NPN we purchased end of April 2015 in Columbus, did not sell in foreclosure sale in the past, so our attorney jumped back in as substitute of council, and scheduled for foreclosure sale, which happens to be this Friday, July 17, 2015; 3 months after we bought it. So much has happened since then, we have evaluated at hundreds and hundreds of notes, started several joint venture partnerships, lost a few bids on notes that hit our sweet spot, attended a note investor mastermind group in Sand Diego, went on a Florida Shadow Asset road show with over 20 other investors, grown our network and our sources for non performing notes, added several joint venture investor partners to help acquire them, and are set up to expand toward our goal of starting an equity fund with a couple of our note investor mastermind friends.

The last broker price opinion (BPO) values it at $60k, and the unpaid principal balance (UPB) at just under $51,000, excluding 2 years of interest &amp;amp; penalties. Texas land values are increasing and Zillow feels Dallas area will increase 4.3% next year.

Should we get them repaying the note, we can collect a year of payments and sell it for 80-85% of the value of the home for a potential combined 64% return from a purchase price of $35,772.00, and $1683.24 in taxes.
If they don't want to pay or stay, we get them to sign a deed-in-lieu (DIL) of foreclosure and rent out the property for a potential 19% Cash on cash return (COCR) in a year, then sell it as a loaded rental to an investor for more than the fair market value (FMV). Current rents average $897.00/mo.
Worst case, we foreclose and in Texas, we can do it nonjudically between 60-120 days, and a possible 36% ROI. Then we rinse &amp;amp; repeat.

Past due balance is $69,825.00, with a 7.63% interest rate, and P&amp;amp;I payments are $513.15. Rents in the area are between $363.00 and $567.00, with the average of $463, so they can continue to live here and own the house for a little higher than average rent.
We would make ever effort we can to get them to start repaying the note, and after 6 months of payments, to work out a loan modification with them if needed, and either sell the performing note in 6-12 months, or keep it if the area is appreciating.
