the home team radio show: Florida's property tax back in chaos - 12/01/07 02:43 AM
It is hard to believe after a promise from the Governor; a regular session of the legislature and TWO special sessions (as a cost to the Florida tax payer of $40,000 a day), but the property tax issue simply will not go away.
The legislature finally agreed to put something incredibly weak on the ballot for January 29 which, if passed by the voters, will give the average Floridian a saving of $240.
Since then we have the Speaker of the House (who voted for it) urging Citizens not to approve that, but to put pressure on to get something else.
And now a … (12 comments)

the home team radio show: Proving that price testing doesn't work - 11/24/07 03:08 AM
A few weeks ago I posted about why price testing doesn't work. Price testing is where you know the value of a property but you list it higher just to test the market. Sellers request it and Realtors who comply are not doing their clients any favors.
You see there has been research done which not only proves that price tested houses spend more time on the market, but that they actually sell for LESS money in the end than similar homes that were priced correctly to start with.
I have a prime example of this as this morning I placed one of … (10 comments)

the home team radio show: Has Central Florida reached the bottom? - 11/17/07 02:38 PM
I've been spending some time looking at the data and while obviously things can change I am fast coming to the conclusion that Central Florida may well have bottomed out.
Let's examine the facts. For almost a year, inventory kept on rising. Now for three months it has been stable. This is the first sign of a market on the bottom.
Secondly our median price has been unchanged in two months. One of the first signs of a market about to turn is a firming up of prices. That doesn't mean there aren't still deals to be had out there for buyers, because … (6 comments)

the home team radio show: This week on the radio - 11/10/07 02:15 PM
We have another packed show for our listeners this week on The Home Team Radio Showwhich airs every SUnday at 12 Noon Eastern on 540WFLA in Central Florida and worldwide at http://www.540wfla.com/
This week we will again be starting with property taxesas we examine whether or not the proposed cut which has to be approved by Florida voters in January, will have any effect on the housing market.
In our first segment we will also be looking at what full service actually means, presenting five possible solutions for the housing market and asking why home inspections are rife with dissent.
Our usual trip down … (10 comments)

the home team radio show: Politicians say yes, economists say no on tax cut boost to housing - 11/10/07 10:56 AM
If Florida voters approve the tax cut amendment on the ballot of January 29th next year, politicians are suggesting that the State's housing market will receive a major boost.
The cut will equal an average saving of $240 per household, but perhaps more important than that will be the tax savings homesteaders have built up that they will now be able to take with them.
But Hank Fishkind, an Orlando-based private sector economist suggests that at best, the portability arm of the package will have what he describes as a "marginal at best" effect on housing. Fishkind has served as an advisor to … (3 comments)

the home team radio show: If you don't fall behind, your lender won't help you - 11/10/07 06:55 AM
For weeks now I have been talking about this problem on my radio program - The Home Team Radio Show, which airs every Sunday at noon on 540 WFLA in Central Florida and all over the world at http://www.540wfla.com/
Now it seems that this ridiculous state of affairs is starting to pick up wider exposure.
It works something like this. You understand that your home is now worth less than you owe on it - or indeed that you know you won't be able to make mortgage payments when your mortgage resets - and so you, being a good borrower, contact your … (6 comments)

the home team radio show: This week's Home Team Radio Show - 11/03/07 03:36 PM
This week on The Home Team Radio Show I welcome State Representative Dean Cannon - the House's lead negotiator with the Senate in Florida over property tax reform.
And this will be our main topic of discussion after the legislature voted to put on the ballot an extremely weak and constitutionally questionable amendment for the people of Florida to vote for or against on January 29 of next year.
Clearly I will be putting the representative on the spot and so if you have a question we would love you to call in on 407 916 5400 or toll free on 1-866-916-5400.
In addition … (4 comments)

the home team radio show: Property tax update for Floridians and others - 11/02/07 08:23 AM
None of us should be shocked anymore when Politicians fail to deliver what they promised to deliver. It is sad but true that this happens over and over again, and yet somehow there is still a small part of us that wants to believe what they say.
Right now they are trying to convince us that the latest version of the Property Tax amendment in Florida is a good thing and that we should all vote for it. The Governor in particular is pushing hard to have it accepted - but he has a reason for that too. His approval rating overall is … (2 comments)

the home team radio show: Let's be careful out there! - 11/02/07 06:24 AM
Mortgage fraud and foreclosure scams are alive and well and the number of people in trouble and being preyed upon continues to increase.
I write this because of something that happened this week. I received a call from a lady who was concerned her home had been sold out from under her. She contact me because she had heard me on my radio show talking about these very subjects. The Home Team Radio Show  airs every Sunday at Noon Eastern on 540 WFLA in Central Florida and can be heard anywhere in the country at www.540wfla.com
Anyway, the point was that this lady … (14 comments)

the home team radio show: You CANNOT be serious!!!##@@$%^ - 10/30/07 08:17 AM
Unfortunately for Florida residents, the legislature was indeed serious with its quite frankly pathetic attempt to fulfill the Governor's promise of property taxes dropping "like a rock"
Last night at the 11th hour the House approved a "take it or leave it" proposal from the Senate. The Senate passed the motion and then adjourned meaning that they couldn't even take an amendment.
With the clock ticking (the 90 day prior to ballot rule coming into effect at midnight), the House - with a gun to its head - approved the Senate proposal which will mean savings for the average Floridian of $240!
The … (9 comments)

In addition to that, we will be breaking a very important tax story which I think … (0 comments)

the home team radio show: What is going on?? - 10/27/07 04:18 PM
We all know about how famous Florida has become over the assorted chaotic voting problems. if I ever hear about another Hanging Chad....grrrrrr.
Well anyway, Florida seems intent on renewing it's membership of the "laughing stock of the nation" club with the potential for not one, but TWO conflicting amendments on the January 29 ballot for Property tax reform
You see the original proposal was so complicated that a judge threw it off the ballot and sent the legislature into a spin. The Senate appealed the Circuit Court Judge's decision to Florida's Supreme Court and we still don't have that decision.
In the … (3 comments)

the home team radio show: Entering the Twilight Zone - 10/25/07 02:09 AM
A few days ago I blogged about what I referred to as The magic roundabout which talked about the craziness taking place in Tallahassee regarding changes to Florida's property taxes.
Today was supposed to be the day of the big vote, but it became clear that there was no way that the Senate would approve the House plan and visa versa.
In the meantime, the people of Florida continue to suffer under high property taxes while the politicians continue to play politics.
This is in fact the second time through a Special Session (at a cost to the Florida taxpayer of $40,000 a day) … (1 comments)

the home team radio show: The magic roundabout - 10/23/07 08:43 AM
So they are at it again in Tallahassee! The House has passed a motion on property tax by a large margin and the Senate votes on it on Thursday. Currently there are indications that it will not pass. And even if it does, once again, confusion reigns supreme!
I would love to tell you what it all means, but I can't. I can paste a part of the summary in for you:
The Bottom Line
The SJR amendment eliminates the "lock-in effect" of Save Our Homes by allowing statewide portability for a period of two years after leaving the former homestead. It accelerates … (0 comments)

the home team radio show: This week's Home Team Radio Show - 10/06/07 03:04 PM
After a very busy week last week, with State Senator Mike Harridopolos, Chair of the Florida Senate Tax and Finance committee as my guest, this week I return to our more normal format - covering all the news from around the State and indeed around the country, that is relevant to my listeners.
First up I will be discussing the demise of so called discount broker Foxtons, who closed their doors for the last time this week. They blame the market, but actually I blame the fact that they offer no service to their clients. So in a boom market they can … (0 comments)

the home team radio show: This week's radio show - 09/29/07 12:07 PM
