What is still selling seems to be on the low end of every price range which will further pull down the average or median sales prices in the Bartlett area. On updating this graph over the year end 2010 summary, all the average sales prices were adjusted downward except for Hoffman Estates and Streamwood. Northwest Suburban Housing Forecast Inventory up - Sales down. (that's what you said last month Lyn! Awwww...... ) That's pretty much what the market is shaping up for in our area over the next 2 months of 2010. What is selling seems to be on the low end of every price range which will further pull down the average or median sales prices in our area. Seller mistakes & over-improvement to one area of their home only to literally LOOSE value because of the over-improvement. This is a great example of what NOT TO DO - Never, repeat that, never compromise the number of bedrooms you currently have to enlarge another. Either you do it right or you do it wrong & suffer the consequences. A bedroom should be left an average size for the neighborhood. Bartlett Illinois Market Update by Price Range - July, August, September 2009 This post is actually in response to a lady asking a question on Trulia: "We have had our house on the market now for 6 months without a single showing. Is this typical? We are at the 400-500 range, are none of these selling now?" Answer: A very small percentage of this sales range has sold. Between the price range of $400,000 to $500,000 there have been only 5 sales during this last 3 month period.

Why am I not enthusiastic? Because Bartlett Single Family is doing better than the surrounding towns of Schaumburg and Hoffman Estates as far as number of sales and in higher prices. Bartlett Townhomes are not selling as they should and are 30% down from the second half of 2008.
