buyer agency: Buyer Agents Beware - 01/24/08 03:50 PM
The case of a California couple who are suing their real estate agent because they feel they overpaid for their home in 2004 has ignited a firestorm within the real estate community.  The N.Y. Times featured the case in a recent article, and the Today Show will also apparently be running a story on the suit.  Amazingly, according to NAR, this is the first known case where a buyer's agent has been sued by a buyer over valuation issues.
According to the article in the Times, Marty and Vernon Ummel purchased a home in 2005 using the services of Mike Little, a veteran agent … (31 comments)

buyer agency: Buying a Home? Look for an Exclusive Buyer Agent - 07/09/07 01:43 AM

Do home buyers really need the help of a buyer's agent in a buyer's market?  According to a recent article "Real Estate: Call Your Agent," by Linda Stern in the July 16, 2007 edition of Newsweek, those working without an agent may be losing out in a couple of big ways.
First off, without an agent to search the MLS on their behalf, house hunters may be missing out on properties which may suit their needs.  Also, without an agent negotiating on their behalf, potential home buyers may not get their best deal.
However, when looking for an agent, home buyers are advised to seek out the … (3 comments)

buyer agency: Exclusive Buyer Agency Discussed in Realtor Magazine Online - 03/11/07 10:59 PM
REALTOR® Magazine convened a roundtable of what it describes as some of the nation's most innovative and successful residential brokers to get their views on where the real estate business is headed.  The first question posed concerned Exclusive Buyer Agency, specifically, "Where do you see exclusive buyer agency going in the years to come?"
Dave Jenks, President of Keller Williams Realty, does not feel that exclusive buyer agency will gain much traction.  He cited the fact that "seller listings create market presence and serve as a magnet for buyers", going on to state that "Those agents and companies that have seller listings will … (24 comments)

buyer agency: Do Buyer Agents Protect the Buyer's Interests - 02/16/07 08:10 AM
Two prominent members of the National Association of Exclusive Buyer Agents were recently interviewed by eFinanceDirectory.com and asked the question, "Do Buyer Agents Protect the Buyer's Interests?"
Barry Nystedt is currently the president-elect of NAEBA and also serves as the president of the Massachusetts Association of Buyer Agents.  Tom Early is a former president of NAEBA.  Both are early pioneers in the field of buyer representation.

buyer agency: NAEBA Mentioned in Money Magazine - 01/22/07 09:44 AM
The National Association of Exclusive Buyer Agents (NAEBA) continues to get some good ink this year.  This time, a mention in Money Magazine.  Although I disagree with some of the author's advice, specifically the "Go It Alone" technique, it cannot be disputed that the issue of so-called buyer's agents pocketing undisclosed bonuses at closing is one which has resonated with consumers.  I do feel that entering into buyer agency agreements and negotiating commission in advance is good advice for real estate consumers.  Buyers need to understand that they are in control when it comes to the issues of representation and compensation.  The more educated buyers become, the more empowered … (2 comments)

buyer agency: NAEBA Board 2007 Strategic Planning Session in Minneapolis - 01/08/07 05:15 PM
The Board of Directors of the National Association of Exclusive Buyer Agents (NAEBA) is meeting in Minneapolis this week to develop its strategic plan for the coming year.  I feel very fortunate to have the opportunity to work with such a wonderfully talented group of like-minded professionals.  Consumer Reports and the Wall Street Journal, among other publications, have recently touted NAEBA, and the practice of exclusive buyer agency, as a worthy option for consumers seeking agency level representation in connection with their real estate purchases.  I am proud to be able to contribute my time and talent to this worthy organization.

buyer agency: Exclusive Buyer Agency Makes Sense for Consumers - 01/02/07 01:41 AM
While the subject of real estate agency relationships is confusing and often misunderstood, even by many real estate licensees themselves, the practice of exclusive buyer agency seems to be gaining awareness in the mainstream media, with recent favorable mentions from the likes of Consumer Reports, Money Magazine and the Wall Street Journal.
One of the fundamental reasons why I decided to become an exclusive buyer agent was my belief that exclusive buyer agency just makes sense. As an attorney, the idea of being an advocate for my clients comes quite naturally.  Entering into the real estate brokerage field, it was hard for me to understand … (7 comments)

buyer agency: Exclusive Buyer Agents Mentioned in RealEstateJournal.com - 10/24/06 02:29 AM
Exclusive Buyer Agents were given favorable mention in a recent article published by RealEstateJournal.Com, the Wall Street Journal's online "Guide to Property". In an article entitled "Selecting a Real-Estate Agent in a Cooling Housing Market", the author quotes the President of the National Association of Exclusive Buyer Agents (http://www.naeba.org/), Tom Early, who stated that "By hiring a representative who works on only one side of the transaction, you'll get a specialized agent who probably won't have a conflict of interest."Real estate agency relationships are confusing and often misunderstood, even by many real estate licensees themselves.  Nevertheless, exclusive buyer agency seems to be … (0 comments)
