Prices for Myrtle Beach real estate have dropped over 34 percent since the peak of the boom in 2006.  However, prices have only dropped 1 percent since 2009 which mean things are turning. 
Here is another example of why waiting to purchase Myrtle Beach real estate may not be to your advantage:

Yesterday I received a rate sheet from a Myrtle Beach, South Carolina lender that showed a 30 year fixed mortgage for 4.375% and 0 points; a 15 year fixed for 3.750% with 0 points; and even a 30 year FHA fixed mortgage for 4.250% with 0 points.  Add the fact you can find a brand new home for under $200,000 why would you wait to make a purchase?

I recently joined SC Beach Real Estate and they put several of my listings on their websites. Their sites rank on the first page of all the major search engines and they are currently number one on Google for Myrtle Beach Real Estate.  Today several inquires for one of my listings were forwarded to me from the company website.

Someone, without their own Realtor, who lives in another state decided to buy some investment property in the Myrtle Beach area during the real estate "boom".  They found some property in a beautiful new neighborhood and went to their local lender to borrow the money to make the purchase.  The local lender was more then happy to lend this person as much as they wanted to borrow, after all they had done business together for years.

Yesterday I left the house early because the weather report said clouds were moving into the Myrtle Beach area and I wanted sunshine to take pictures of a variety of real estate properties.
