Maybe the accolades are actually taking effect!  Sunset Magazine has named Schweitzer Mountain a Top Twenty U.S. Ski Resort in its latest poll AND names Sandpoint, Idaho one of the Top Ten Ski Towns in the West! Powder Magazine is currently holding their Ski Town Throwdown Event where they have set up 32 brackets (similar to the NCAA Basketball Tournament) with the top ski areas/ski towns in North America.  The public is asked to vote for their favorite town.  Sandpoint/Schweitzer is in the FINAL FOUR! (Please feel free to join in the fun & vote - for Schweitzer, obviously - on Monday).

My new listing (1769 Garfield Bay Road) is located 13 miles from my front door (a 3-mile drive to Sandpoint, another 3 miles across Lake Pend Oreille and the Sandpoint Long Bridge to the town of Sagle and, finally, 7 miles east on Sagle Road to the community of Garfield Bay).  I DO NOT take this journey for granted.  It would be hard to imagine a more beautiful 13 mile trip and I will make this sojourn as often as possible...if for no other reason than to just enjoy life … (2 comments)

If you look around the ski world, races and events are being canceled on a regular basis.  Snow coverage is shockingly low and, in Europe, almost non-existent.  Schweitzer Mountain is the exception and I, for one, am happy to ride this wave as long as I can.  As of this post, Schweitzer has the 9th deepest snowpack in North America and has enjoyed 2900 acres of skiable/open terrain since the first week in December.

Seriously.  This is one of the Rockies most phenominal settings.
The Ridge At Schweitzer Mountain is located 1 mile up the mountain from Schweitzer Mountain Resort.  I'm incredibly biased, I admit...but you just can't do better than Schweitzer.  Today is December first...I've already had three days of mid-calf powder skiing so far this year, one day of bright bluebird skies, no rocks and Schweitzer hasn't even opened fulltime yet!  Plus I mowed the backyard yesterday at my home in the valley (Sandpoint, Idaho) 10 miles from the lifts.  In other words, the best of all worlds.  ...and now the best … (3 comments)

The stats are in and there are some interesting developments in sales here in Sandpoint, Idaho. The City Planners focus this year has been on the revitalization of Sandpoint's city limits and appears it has been working.  The average price is now on the rise (up 2.6% from 2009 and almost 6% from 2008) and the volume is up 80% from 2009!  I would suggest the volume increase has a lot to do with the end of the first-time home buyer program based on the fact that "days on market" increased almost 50%. The stats are in for condo sales in Sandpoint. Idaho and Schweitzer Mountain!  As we can see from the graph below, prices have been holding fairly well (only 16% below 2007's "sold" prices).

The lack of volume in 2009 is alarming but not much of a diversion from what we have seen nationally.  Note the sale price/list price ratio and the days on market.  ...fairly solid.
North Idaho is a strong retirement/baby-boomer area and the numbers above support that.  Condos are one of the "homes of choice" for retirees and their value has held well through these difficult times.

Is it a bad thing that home prices continue to slide?  I know that, over the summer, prices seemed to have stabilized (at least according to the media and some of the AR bloggers).  Unfortunately, I didn’t notice that trend here in North Idaho.  In fact, according to the recent S&P Case-Shiller Index data, home prices are slipping again;

It's official. President Obama has signed a bill that extends the tax credit for first-time homebuyers (FTHBs) into the first half of 2010. This program had been scheduled to expire on November 30, 2009.
In addition to extending the tax credit of up to $8,000 through June 30, 2010, the extension measure also opens up opportunities for others who are not buying a home for the first time.

If you read my blog with any regularity, you'll find I am pretty impressed with North Idaho and Sandpoint, in particular.  There are many reasons for being such a "Babbit" for the class skiing (SCHWEITZER MOUNTAIN RESORT), world class lake (LAKE PEND 'OREILLE - 5th deepest lake in the U.S. and not overly cold), spectacular mountains (SELKIRKS, CABINETS, BITTERROOTS) and unlimited activities for sport enthusiasts.
