You know, the economy is tough on everyone.  The stimulus plan is questionable.  Almost 10% of America is officially unemployed.  Life is a downer.  NOT!
Guess what?  Life goes on and we can defeat the pessimissim.  What really matters is what goes on in our heads.  I just finished a day of phenominal skiing at Schweitzer Mountain and there is no way life can get any better.  It's not just about skiing...skiing is just MY motivational tool.  Find that tool and use it!

Commissions are tough to come by right now. The buyers are still on the sidelines waiting for the bottom to hit. Even if/when the bottom arrives, deals fall apart with under-writing. Realtors are in trouble.

The Australian Open just ended...OMG!  The finals may have been the best final ever between the best two players ever.  Nadal finally bested Federer in five sets...7-5, 3-6, 7-6, 3-6, 6-2.  The emotional awards ceremony was as great as the match!
This brings me to tennis in Sandpoint, Idaho...yet another reason to look at Sandpoint for retirement, 2nd home or a career move.  I can't wait for the weather to cooperate and start the new season.  We have a very active tennis community and a long season to enjoy the sport.  It is not rare to head up to SCHWEITZER … (4 comments)

My wife and I have had a listing on the mountain here at Schweitzer Mountain Resort since August. It is a great little 1 bedroom condo, wonderful views, priced right, clean and located very near the slopes...not quite ski-in/ski-out, but close. It should have been an easy sale.NOTHING. I actually don't play much time ...but I do know golf provides a great opportunity to do some real estate business. The hours it takes to play a round of golf coupled with the decompression time in the clubhouse after a difficult round provides a great venue to pick up a listing or sell a property.

After a 22 mile drive, we ventured up the winding driveway approach to a spectacular butte overlooking a gorge peppered with bull elk and their herds. I know it gets repetitive, but ...SCHWEITZER MOUNTAIN RESORT was absolutely over the top today!    I left a very cloudy Sandpoint and headed up to the mountain (hidden in the clouds) at noon.  Half way up the pass I broke through the cloud layer and burst into the indigo blue skies of Schweitzer Mountain Resort.

These are the magic days that brought me here in the first place and I was not disappointed.  Skiing the front (South Bowl) was perfect but the best was still ahead.

We are in the 2nd day of the warm front...lots of wind, lots of rain...a few inches of new snow on top.  This isn't all bad.  The snow has compacted considerably across the whole mountain compressing the potential hazards from summer brush build-up.  We can now look forward to a long winter with a solid base.

Wow!  Epic day today!  We hit the slopes at mid morning after enjoying a cafe mocha at the "on-slope" coffee shop...(just enjoying life - no worries).  The first run was a cruiser.  Easy GS turns through 7-12" of fresh powder...we needed to get our ski legs under us before we tackled tougher terrain.  It was snowing hard (1" per hour) so there were some adjustments to be made.

According to the National Association of Homebuilders, the average single-family home is 2,456 square feet. However, developers have noticed buyers are looking for the same amount of square feet when buying a condominium. I like the term "CONODMAXIUMS".
Selling condos at Schweitzer Mountain, I have become sensitive to the sq. footage of the units. Most of the NEW projects on the mountain fall more into the condoMAXium category. There is no substitute for space. It's like the old adage in basketball..."you can't coach size".

Here's a brief explanation of where residential roof trusses fail and why.
The top chords of a truss are 2x4 or 2x6 compression members & are the ones that the roof sheathing(usually 4' x 8' panels of either OSB or plywood) is attached to.
The bottom chords are tension members and are the ones to which ceiling materials (usually sheetrock, also known as GWB) are attached.
The web members are the 2x4s that run diagonally between the top & bottom chords, & the points at which they connect are called panel points.

I got a great Christmas gift that I plan to use as a tool to help me sell my listings and promote my business. My kids gave me a "Digital Photo Frame" that runs a continuous slideshow of photos.
