sandpoint: This isn’t what I signed up for when I became a Realtor®…I don’t think. - 10/31/09 04:01 PM
This isn’t what I signed up for when I became a Realtor®…I don’t think.
"The core of mans' spirit comes from new experiences."
— Chris McCandless, (Super Tramp from “Into the Wild”)

The above quote quite adequately sums up my involvement with the Sandpoint Association of Realtors (SAR) HARVEST PARTY last night.  Long story short…I played the role of Dracula in the Haunted House portion of the event and, in so doing, stepped far out of my comfort zone.  The fact that my wife was on the HARVEST PARTY committee and is also the vice president of the SAR MLS … (70 comments)

sandpoint: SANDPOINT, IDAHO QUARTERLY MARKET TRENDS - 10/26/09 01:19 PM
SANDPOINT, IDAHO QUARTERLY MARKET TRENDS
Here's a look at what happened in Sandpoint, Idaho in the third quarter (Bonner County).  I like the fact I can make some comparisons between the current quarter and the 2009 second quarter report and the third quarter in 2008.

This was actually not a bad quarter for Sandpoint homes (relative to the general state of the economy).  We have seen an 11% increase in the number of homes sold and basically unchanged average sales price since the same time last year. The "remaining months inventory" has lowered in the under $250K range, which is encouraging, … (6 comments)

SANDPOINT TENNIS...FALL EDITION
If you read my blog with any regularity, you'll find I am pretty impressed with North Idaho and Sandpoint, in particular.  There are many reasons for being such a "Babbit" for the area...world class skiing (SCHWEITZER MOUNTAIN RESORT), world class lake (LAKE PEND 'OREILLE - 5th deepest lake in the U.S. and not overly cold), spectacular mountains (SELKIRKS, CABINETS, BITTERROOTS) and unlimited activities for sport enthusiasts.
...But you know what is really cool?  Sandpoint Middle School is one of the VERY few Middle Schools in North Idaho to have an organized tennis program.  This is just another reason … (7 comments)

sandpoint: SPEECHLESS SUNDAY: Sandpoint's Saturday Drama Queen - Lake Pend Oreille - 10/03/09 01:45 PM
Sandpoint's Saturday Drama Queen - Lake Pend Oreille
The whitecaps and rollers are invading from the North...aided by a 40 mph wind.  The snow covered peak is Schweitzer Mountain after a Saturday morning dusting.

This is the scene from a new listing I garnered yesterday in Sagle, on the South shore of Lake Pend Oreille looking out at the shores of Sandpoint.

sandpoint: SNOW!!! THE SCHWEITZER MOUNTAIN COUNTDOWN HAS BEGUN! - 10/02/09 08:02 AM
SNOW!!!  THE SCHWEITZER MOUNTAIN COUNTDOWN HAS BEGUN!
TRAILS OPEN: 0;  LIFTS OPEN: 0;  NEW SNOW:  YES!

As I was driving up Schweitzer Mountain this morning, heading to my office in the Village, I noticed at about the 3,000 foot elevation the rain that has been invading the Sandpoint Valley below was turning a little slushy.  This phenomenon happens each Fall, of course, and my corresponding reaction is also the same each Fall.  OH MY GOD, THE COUNTDOWN HAS BEGUN!  There is going to be snow in the Village!

The first thing to do? …crank up KPND (the local eclectic and … (8 comments)

sandpoint: Speechless Sunday: SANDPOINT SUNRISE... - 09/27/09 02:19 AM
SANDPOINT SUNRISE...6:25 a.m.
When I wake up in the morning and see something like this, my first thought is, "This can't be real."  When I realize it is, I find myself crawling on the rocks trying to capture it.  As wonderful as this picture is (shot with an Olympus Camedia C-3030 camera...$150.00), it cannot give justice to the "real" beauty the universe decided to unleash this morning.
In the words of Tom Robbins..."When a person accepts a broader definition of reality, a broader net is cast upon the waters of fortune."
Thank you Sandpoint, Idaho.  The world is a good … (17 comments)

sandpoint: The winds of Sandpoint are upon us. - 09/20/09 05:53 PM
The winds of Sandpoint are upon us.
I woke up this morning to clear skies and 40 mph winds.  There is something magical about a howling wind but it can be tough to capture on film.  (I still get the most enjoyment out of the smaller things).

sandpoint: SANDPOINT FISH HATCHERY - VOLUNTEERISM AT ITS FINEST! - 09/03/09 03:21 PM
Today, a group of about 12 Sandpoint Rotary volunteers and a few assorted other "nature lovers" converged upon the Sandpoint Fish Hatchery to continue the efforts to revitalize this vital piece of Sandpoint history.
The Sandpoint Hatchery, located on the south shoreline of the Pend Oreille River about two miles south of Sandpoint, was created by the Idaho Department of Fish & Game in 1904 to help stock Idaho Panhandle lakes.  The Hatchery survived until 1985, shut down for five years, then reopened in 1990 in response to public demand in the Panhandle Region.  Hatchery production costs rose due to limited … (25 comments)

sandpoint: THE BLACK DIAMOND TENNIS INVITATIONAL. SANDPOINT'S BEST TENNIS! - 08/27/09 04:46 PM
2009 marks the year that Sandpoint puts it's name on the "tennis map" with THE BLACK DIAMOND TENNIS INVITATIONAL...aptly dubbed, "The Most Beautiful Tennis Tournament in the Country!"  (Maybe the world).

Invitations were sent out to the top players from the Inland Northwest with the idea that the first 24 to respond would get the "invite".  A few hours later the tournament draw was filled.  This event will be EPIC!
Not only can we look forward to great tennis, but the event dovetails with the Schweitzer Fall Fest & Music Festival...a celebration of another great summer on … (7 comments)

REALTORS’ SURVIVAL GUIDE, PART III.  “Profiles:  Use It or Lose It.”

I guess I’ve been a little pre-occupied with the sluggish economy (is that understated, or what?) in this Series.  I hear housing starts are up .5% from the worst month in history, though.  That has to get everyone fired up!  NOT!

Anyway, as Realtors®, we are really feeling the effects of this economy.  Unemployment remains at near record levels and the figures do not include the hundreds of thousands of Realtors® who are making next to nothing…or any of the other “sales-people” in other industries who are … (41 comments)

sandpoint: REALTORS’ SURVIVAL GUIDE, PART II “Use your profile. Don’t be a Secret Agent.” - 08/16/09 05:25 PM
In Part I of the AR Series challenge, I examined the importance of a Realtors® personal profile.  A personal profile may reveal to a customer some of the unique qualities you possess that could weight the scale in your favor to earn him as a client.
In Part II, let’s look at the contents of your profile to find what is in there that can aid you at being the best Realtor® you can be.  Let’s break it down:
1)    Pledge to Clients.  After you write your pledge, read it from time to time.  If you are pledging a “passion” for this … (4 comments)

REALTORS’ SURVIVAL GUIDE, PART 1.  “What Do We Bring To The Table?”

We all know this is a DIFFICULT real estate market.  Sandpoint, Idaho is no exception.  Prices have declined to historic lows, personal financial portfolios have been trashed, home loan dollars can be difficult to secure (even though interest rates are also at historic lows), home sales are down, home sale prices are down, COMMISSIONS are down…LIFE IS DIFFICULT.  Being a Realtor® is difficult.

Most of the Realtors® that I know are “reinvented”.  They have “morphed” into the real estate industry by way of a rich … (34 comments)

sandpoint: Trinity at Willow Bay - A Sandpoint Treasure...just like SALISHAN POINT! - 08/04/09 06:05 PM
TRINITY AT WILLOW BAY (formerly called Cafe Trinity), located between Sandpoint and the town of Priest River and on the shores of the Pend Oreille River is a REAL culinary pleasure!
TRINITY AT WILLOW BAY was formerly located right in Downtown Sandpoint, Idaho and loved by all.  They took the "Divide and Conquer" concept to the extreme and created 3 distinct Trinity-inspired restaurants:  TRINITY AT WILLOW BAY, TRINITY ON THE BEACH & 41 SOUTH.  All three have become Sandpoint destinations.
TRINITY AT WILLOW BAY offers the same Southern Cuisine we have come to love at the original Cafe Trinity.  Now we get … (1 comments)

sandpoint: What's up with Realtors' pictures? - 08/02/09 11:21 AM
Are Realtors, basically, ego-maniacs?  I find it interesting that we, as a group, feel the need to plaster our pictures across all of our advertising and business cards.  I am NOT condemning anyone...I do this also.
There are a few Realtors in my association (Selkirk Association of Realtors) that have elected to go with the traditional business card look, but the vast majority use personal photos to enhance their cards.  What's up?  ...this is a nationwide phenomenon...there are no exceptions that I know of.
I brought this issue up with my wife (who happens to be an exceptional Realtor) and she … (22 comments)

sandpoint: SALISHAN POINT near Sandpoint, Idaho had a GREAT SUMMER PARTY thanks to 41 SOUTH! - 08/01/09 10:47 AM

41 SOUTH in Sandpoint, Idaho REALLY came through for us helping make our Summer Sales Event Party a huge success!
"At one end of the long bridge lies Sandpoint, Idaho. But at the other end...."

When planning for our Salishan Point Summer Sales Event, we wanted to have something special to draw potential clients to the event.  We knew the beach, marina and all the other amenities were cool,
but it always helps if there is that "wild card" that people can gravitate to.  So...who better to approach than 41 South Restaurant and Lounge! This is simply the best spot … (3 comments)

I took in the Tuesday morning Sandpoint tour last week (an event I have missed far too often this year) and had an "epiphany moment"!  Let me explain...
The Sandpoint Tour (officially the Selkirk Association MLS Tour) begins with a one-half hour roundtable discussion where agents can discuss their listings and whatever wants and needs they may … (2 comments)
