The Miami housing market has limited inventory of homes for sale. Which puts home Sellers in the in the best position in the last several years.  Not to mention that appraisal values have actually caught up and no longer coming back for less.
Lawrence Yun, NAR chief economist, said there may be a fence-jumping effect.  “Even with limited choices, it appears some of the rise in contract signings could be from buyers wanting to take advantage of current affordability conditions before mortgage … (0 comments)

By not shopping around for a mortgage, borrowers often end up paying $1,000 or more in closing costs and may not get the lowest mortgage rate that could unlock savings for the life of the loan, according to the survey.

stephanie leon: Tactic’s to winning a multiple offer situations. - 10/10/12 11:40 AM

Tactic’s to winning the multiple offer situations, when your buyer cannot compete on price.

Today’s market is very complex and the first-time home buyer keeps losing out to investors.

For a cash buyer: If I am working with a cash buyer I find out upfront how much capital he has to invest in the property. Then I pull REO (foreclosure) comps in his market area to get the Sale Price to List Price % and then work his budget into the equation. This way he would be making offers on properties that he can compete with … (0 comments)

stephanie leon: Who is responsible for CODE VIOLATIONS? - 03/27/12 10:42 AM

Code violations with no liens placed against the property are not a title issue and therefore a home can be purchased with code violations, leaving the Buyer responsible to cure the violation.
It is the buyers’ responsibility to do their own homework when buying a home.
In today’s online world it is not that hard as most major cities have a website where you can check code violations based on a simple address check.
Also, just because a home has no recorded violations you still are not in the clear. For the buyers best protection they should … (1 comments)

Just in New Short Sale Deadlines go into effect.
As part of a settlement with state attorneys general, the five largest mortgage servicers are adopting new requirements for short sales, which is expected to speed-up what has been known as a lengthy process.
