Sold in the Moonridge Area 8/23/2009 - 11/21/2009 We had 52 closed sales in the Moonridge area for the past 90 days. There are 110 active Moonridge listings, and 27 pending in escrow. We have a 6.47 month supply of inventory at the current rate of sale. 12 of the 52 closed sales were Bank Owned and 5 were Short Sales.

Year to date through 4/28/2009 there have been 36 closed sales in Moonridge. There are 155 active Moonridge listings, and 21 pending in escrow. We have a 17 month supply of inventory at the current rate of sale. 13 of the 36 closed sales were Bank Owned and 3 were Short Sales.

Believe it or not a Real Estate agent that works the local market will have a better feel for property values than a computer. While I agree that Zillow should not be ignored completely, using Zillow as the tool for pricing Real Estate can be a disaster.
Two examples of this currently are:
43046 Sunset Drive, Moonridge 

Zillow Zestimate $232,000
In escrow at $176,000
 
801 Barker, Big Bear City

Zillow Zestimate $147,500
In escrow at $98,100
 
This represents a 38.4% inaccuracy from Zillow. You might as well get a dart board and start throwing.
