Sellers that have been chasing the market down for the past year or more need to understand something:
Your listing is stale!
It's definitely stale, and not just to the local Real Estate agents that have no interest in showing it. It is also stale to the buyers that now spend months on the internet searching for the right house. All of these people are bored with your extended listing and unreasonable attempt to sell above the market price.

It doesn't matter what you do right, if the price is wrong. All the marketing in the world will not sell an overpriced house. The single most important factor in selling your house is the price.
Lately I have noticed some similarities to this game going on in our market. The price will have the right numbers, just the wrong sequence.

It seems sellers want to use every type of method to price their home except the market conditions. You might as well sit down and play spin the bottle.

The other players at the table are:
I owe this much. (Check out my new car and boat)
I want this much. ( I think you can sell a Yugo for $50,000 if you run an ad on the Superbowl)
I need this much. (Buyers care how much I need)
I don't really need to sell. ( I just want to waste your time and money)

This is a question that I will sometimes ask sellers in our market. Often when I go out on a listing appointment the sellers have met with other agents.
The sellers almost always have an idea of some of the market conditions and place a value on their property that they keep as a secret as long as they can. Sellers seem to want to wait and see which of the agents that they are interviewing will outbid their perceived value.
