According to the latest available figures, the median price of a home in San Luis Obispo County rose in September, and the total number of homes sold also continued to increase compared with the same month last year.
Home sales overall grew 3.2 percent year-over-year to 291, according to DataQuick, an independent real estate tracker. It marked the eighth consecutive month in which more homes were sold than for the same months of 2011.
About 83 percent of the homes sold in SLO County in September 2012 were resale single-family homes. Those sales grew 3 percent year-over-year to 242. The median … (2 comments)

This Saturday, October 13, Woods Humane, is holding its 20th annual Wiggle Waggle Walk, a fun day at Laguna Lake Park. As many as 400 dogs, and their people, take part in a one-mile walk through scenic Laguna Lake Park. People ask everyone they know to sponsor their participation. My colleague, Jeff Prostovich, and I had a hand in bringing the best new bakery-cafe to downtown San Luis Obispo by finding them the perfect spot to open their business and a great condo to live in. Breaking Bread Cafe opened just a few weeks ago, and owners Glenna and Mark Evans have already begun making a delicious name for themselves among local bread connoisseurs.

The pot has been bubbling for awhile, and we are beginning to see the results. Sales are up, year over year, by 52% since August 2010, and in the same time period the price dropped only 1.8%.  Most interesting, inventory has dropped to a 4.2 month level. Conditions are beginning to move toward a sellers' market in SLO city proper.
We were not hit as hard as other areas in the county, when the market began its precipitous drop, but these figures are good news nonetheless.

Interesting Numbers SLO stick-built homes sold for a bit less and took a bit more time to leave the market in the last quarter of 2009, but more sold than in the last quarter of 2008. When we first moved to San Luis Obispo County in 1978, downtown SLO businesses would stay open late on Thursday nights to give people a chance to shop later than 5:00 p.m. "Cruise Night" for teenagers was also Thursday, and the kids packed Marsh and Higuera Street, the "main drags," clogging traffic and blocking parking and pedestrian walkways. This, in turn, deterred people from coming to shop on Thursday nights. The Downtown Association decided to barricade six blocks of Higuera on those evenings so people could still shop late. What a difference a year makes! This very desirable area had four homes for sale last summer, with nothing moving. Although the backlog eventually cleared up, it made sellers hold back and buyers wonder if they should buy a home in The Meadows. Not only did this home sell fast, but it sold for the full asking price of $569,000.
