bend oregon real estate: Bend Oregon Real Estate - March 2024 Trends - 04/04/24 02:30 PM
Bend Home Prices Up And Inventory Levels Down
Despite the trends for January and February 2024 in which prices seemed to stabilize, the sales price of Bend homes rose unexpectedly in March. The year over year figure shows both median and average Bend home prices were up over 12% and inventory levels were down. When coupled with the steep rise in prices, affordability remains a major problem for potential Bend home buyers.
When March 2024 is compared with March 2023 for Bend single family homes on less than an acre, the following trends are noted:
Average sales price up 12% to $893,967* Median sales price … (3 comments)

bend oregon real estate: Bend OR Real Estate - February 2024 Trends - 03/06/24 05:10 PM
High Mortgage Rates - High Prices Affecting Bend Home SalesFor the 4th week in a row, the thirty year mortgage interest rate has risen which has impacted real estate sales across the country. With these rates now pushing 7%, the buying power of Bend homebuyers has diminished.
With this change, few sellers are putting their homes of the market. Why sell a home with a great interest rate when the replacement home will cost so much more to finance? Both Bend home buyers and Bend home sellers are making decisions based on the cost to finance and when mortgage rates rise, often … (4 comments)

bend oregon real estate: Bend OR Real Estate - January 2024 Trends - 02/09/24 12:26 PM
Bend Home Prices Leveling Off The January 2024 Bend real estate market shows some stabilization. Although the average and median price per square foot are both up, the average and median sales price on sold homes comparing January 2024 to January 2023 show little movement. The issue most Bend home buyers are still dealing with is lack of inventory which provides few choices for people looking to purchase. Although mortgage interest rates have come down from the high rates pushing 8% seen last fall, they are still in the mid sixes which also impact the purchasing power for home buyers.

bend oregon real estate: Bend OR Real Estate - October 2023 Trends - 11/07/23 01:31 PM
Bend Oregon Real Estate Sales Lacking Listings The October 2023 figures for Bend single family home sales have been produced and lack of inventory appears to be a consistent problem. Inventory levels have dropped year over year as have pending sales and sold homes. Despite a rise in new listings, the overall Bend real estate market reflects an anemic number of sales with prices remaining high and high interest rates greatly impacting the buying power of would-be purchasers.
When October of 2023 is compared with October of 2022, Bend single family home sales show the following changes:

bend oregon real estate: Deschutes Riverwoods Bend Oregon Real Estate Trends - 10/20/23 02:31 PM
Deschutes Riverwoods Home Prices Trending Down Deschutes Riverwoods has long been a Bend subdivision desired by those enjoying its proximity to the city (it abuts Bend's southern boundary), but the freedom of large lots without Homeowner's Associations or CC&Rs. Homes here range from single wide manufactured to luxury homes overlooking the Deschutes River. It is also a neighborhood in transition with more and more of the older mobile homes being replaced over time with stick-built single family.
Home prices have dropped in Deschutes Riverwoods over the past twelve months in comparison to the previous year. This could be due to the … (4 comments)

Subsequent phases of River's Edge have been developed by Pahlisch Homes with the contemporary architecture that is popular in Bend today. bend oregon real estate: Bend OR Real Estate - September 2023 Market Trends - 10/05/23 03:44 PM
Bend Home Sales Down While Rate Of Price Increase Drops The Bend real estate market is in transition. With high mortgage interest rates impacting the buying power of potential Bend homebuyers and with sellers who may currently own a home financed under a low mortgage interest rate not listing, low inventory levels are keeping home prices up while the number of sales have dramatically dropped. We are seeing fewer new listings hitting the market, resulting in fewer pending sales and closed transactions. This is beyond the normal slow down that happens in Bend after school starts. This change is being felt … (3 comments)

Awbrey Glen Is An Established Bend Luxury Subdivision Brooks Resources broke ground on Awbrey Glen in 1993 and completed the subdivision in 2006. Its 156 homesites were sold individually to buyers who were able to hire their own contractor to build their custom home, subject to architectural guidelines. Today there are 375 members of Awbrey Glen Golf Club, a private club offering the golf course, restaurant, pool, fitness facility, and many activities. bend oregon real estate: Awbrey Butte Real Estate Market Trends September 2023 - 09/19/23 03:14 PM
Awbrey Butte Is One Of Bend's Premier Luxury Neighborhoods Originally developed by Brooks Resources in 1984, Awbrey Butte was "finished" in 2005. Containing over 1800 acres with 782 homesites, Awbrey Butte remains one of Bend's most prestigious neighborhoods. The development focused early on large homesites providing for privacy and retained much of the natural landscape and mature trees which existed there. Many homesites were situated to provide for Cascade Mountain, city or eastern views. A large number of the homes were built at a time in which natural woods were popular and the resulting neighborhoods often contained many large, lodge-style homes. … (7 comments)

bend oregon real estate: Bend OR Real Estate - August 2023 Trends - 09/07/23 01:27 PM
Bend Real Estate Sales Cooling Fall 2023 While it is typical in the Bend and Central Oregon real estate markets to see a slowdown in sales once we enter into late fall, the change to our market seen in August 2023 does not follow the normal trends. With the 30 year mortgage interest rate now above 7%, the purchasing power of many potential home buyers has been significantly changed. In addition, the number of sellers willing to sell a home which has a mortgage of less than 5% has curtailed new listings coming on the market. This has kept inventory low, … (3 comments)

bend oregon real estate: Northwest Crossing Real Estate Market Trends Bend Oregon - 09/01/23 04:38 PM
Northwest Crossing Is One Of Bend's Most Popular Neighborhoods Originally developed as the "affordable" option to most of Brooks Resources' subdivisions in Bend, Northwest Crossing quickly became one of the the most popular neighborhoods within the city, attracting many California transplants as well as locals to the healthy lifestyle characterized by the community. The initial style of homes - mostly craftsman bungalows - has evolved over the years with later phases built in the more modern design now desired by many. However, the resale value of the original craftsman homes has increased dramatically and the appeal of the neighborhood has remained … (5 comments)

bend oregon real estate: Bend Real Estate - July 2023 Trends - 08/08/23 04:03 PM
Bend Oregon Home Sales Price Over Million Dollars We never thought this would happen, but the average Bend single family home sold for over a million dollars in July, 2023. Despite mortgage interest rate hovering around 7%, high end Bend homes are selling. When demand exceeds supply, home prices rise. When mortgage rates jumped from 3.5% to 7% in the space of a few months, there was a drop in home sales. However, it appears that home buyers have become used to higher rates, and there are still a large number of Bend home buyers who are purchasing with cash. Lack … (2 comments)

bend oregon real estate: Bend Oregon Real Estate - May 2023 Trends - 06/06/23 05:00 PM
Bend Single Family Home Sales Figures Remain Mixed The May 2023 Bend real estate sales have been published and reflect a market in transition. Inventory levels are growing, but a strong seller's market remains. High mortgage interest rates continue to impact buyer's purchasing power and while average home prices are down slightly, they are not at a level that would significantly affect most Bend home buyers. As we enter our summer peak selling season, the question on how mortgage rates and inventory levels will reflect in 2023 home sales will be answered.
When May 2023 Bend single family home sales on less … (6 comments)
