Redmond  Home Sales Reflect Great Buyer DemandRedmond Oregon home sales have been in high demand over the past year.  Although not involving the high end homes that are now such a component of Bend real estate sales, Redmond real estate sales have been tremendously strong since the Covid-19 pandemic hit with home prices and inventory levels reflecting an extremely strong sellers' market.
We made a comparison of 1st quarter 2020 with 1st quarter 2021 single family home sales in Redmond on less than an acre. The following trends can easily be seen:

Strong Real Estate Sales Were the Norm for Redmond Oregon in 2020
Redmond, Oregon has often been thought as a more affordable option to Bend. And when we represent buyers looking to settle in Central Oregon, Redmond often becomes their choice when they discover what they can afford to purchase there versus what they can afford in Bend. And Redmond is growing with over 500 new construction homes either sold, pending or active in MLS over the past 12 months.*

Redmond Oregon Home Sales Strong While the upward trends for Bend single family home sales have slowed over the past few months, Redmond home sales have remained strong. Redmond, located just 17 miles north of Bend, has long been known as a great place to live, with homes priced well below that of Bend. People relocating to Central Oregon have discovered Redmond's value and home sales in this great town have taken off.

Unlike Bend where the September data showed a decline compared with a year ago, Redmond Oregon home sales figures for September are up. Central Or Real Estate Home Prices Trending Up Those who have lived longer than 5 years in Central Oregon have seen home prices rise at a rapid pace, especially in Bend and Redmond.  The average price for a single family residential home in Bend has risen over $200,000, the price for a Redmond home has more than doubled, Sisters homes are up 40% and Sunriver home prices have risen 22% in the last five years.

Redmond Oregon Home Sales Show Mixed ResultsThe August data for Redmond single family home sales reflect some of the normal end of summer trends as well as that expected in a growing market. While new inventory has become available, actual pending contracts are the same as a year ago and closings are down 13.6%. The average price of a Redmond home has now reached $178 per square foot - a price which is up 12.7% compared with the same month a year ago. And inventory levels are growing  - up 19.2% from August 2016 for closed sales.

Central Oregon is known for its largest city - Bend -  and we focus a lot of our efforts in watching real estate trends for Bend. However, the nearby communities to Bend are also important to our clients and we often represent both buyers and sellers in Redmond, Oregon which has also grown considerably over the past 10 years. Although typically a more affordable option than Bend, Redmond single family residential real estate trends have followed Bend over the past two years with lack of inventory and escalating prices. The following data is from Central Oregon MLS through January, 2017:
