Even in Greater Baton Rouge where home prices have not fallen as much as elsewhere, some who would like to move have put their plans on hold until things are a little better for sellers.   In a buyer' s market, a real estate agent often has to deliver the bad news that the seller has to lower their asking (and selling ) prices a bit to be in line with the market.  The new Home Buyer's Tax Credit promises to shake things up for sellers as well as buyers.

baton rouge real estate: Finding an Affordable Prairieville Home - 06/14/09 07:21 AM
After the problems of the last few years, new home buyers are encouraged to buy "affordable homes," a very attainable goal in the Ascension - East Baton Rouge area. Five years ago, lenders encouraged home buyers to stretch the definition of what was affordable to a figure far in excess of the traditional formula: buy a home valued at three times your annual household income.  The emphasis was put on the monthly payment, which is one reason why people who should have bought $200,000 homes were buying $400,000 home because some crazy mortgage packages made their payment "affordable" until the interest … (0 comments)

Even with incentives, a smart buyer needs … (0 comments)

baton rouge real estate: Tougher PMI Requirements Increase Popularity of FHA Financing - 05/15/09 12:12 AM
In assessing the costs of homeownership, one thing most prospective buyers must put into the mix is the cost of Private Mortgage Insurance, known as PMI.  This insurance, underwritten by private companies, is usually required by your lender if you obtain a loan for more than 80% of your home's value.
Some lenders who carry their own notes bypass this requirement, but loans sold to Fannie Mae or Freddie Mac must have this insurance included in the mortgage payment. PMI protects lenders against loss if you default on your loan and enables you to purchase a home with less down.  If … (2 comments)
