One phrase comes to mind: "Time is of the essence". This means diffferent things for different people. Here is some of the top reasons: Foreclosure Divorce Partnership break ups Estate sales after a death Job loss Sometimes you just have to wake up and look at yourself and your situation. It might not be pretty but it's like my Mama says: "it's rude reality". When your done opening your eyes. Take a look at the housing market. It's not pretty. A home auction doesn't necessarily mean you will lose money... How much will it cost you to hold your home for six months? I'm sure your Realtor promised it wouldn't take six months, but chances are the listing contract is for six months... That's odd. The fact is: A home owner that is selling a home is at the mercy of the Real Estate market. He or She will only get a price that the market is willing to pay. Now ask yourself this: "Would it be more cost effective to hold the home for six months?" That means you have (0 comments)

HOME AUCTION VS FORECLOSURE One creative and new idea to the Portland market is home auctions... It seem like the only way to compete with surplus of foreclosures in Portland. I feel terrible for the home owners that were so responsible to keep up on their payments and then go to sell and only find their home sitting on the market because of this housing crisis. For this reason we have started www.portlandHOMEaucton.com. Today I met with Greg Stephens from Paraclete Properties LLC to get a better understanding on how his company works. The reason for this post is to share new ideas with other Realtors and to keep friends and clients up to speed on what I'm doing. Please follow my progress on the website and share any ideas or comments about the structure and implementation of the auction.

#1 MORTGAGE FORECLOSURES When you get a loan for a home. In essence you are getting a contract with terms and conditions and collateral (usually the home). This establishes "security" for the lender. When a home owner doesn't make payments, then the home goes in the foreclosure process (a judicial process for the lender to get the home back).
#2 STRICT FORECLOSURE I have no experience with a strict foreclosure, but I think I have the "jist" of it... This is when a bank takes the home back very quickly. Right after the "right of redemption" process. This is something (0 comments)

I just thought I would blog a little about the benefits of buying a foreclosure... Reason #1: Bargin buys... This is obvious.. Everyone knows you can get a home way under market value. From my expierence when buying foreclosures in Portland, the buyer usually attains the property for 20%-30%under value. Even so it's possible to find one at about %50 under value, it's much harder to find. %10-20% under value is still worth buying and much easier to find (in my opinion).
