The Internet has forever changed the way Real Estate works and primarily it has been for the better. However, there is a lot of dangerous misinformation floating out there in Cyberspace. I'm talking about online home value estimators. I'm not going to name any names but you know the ones that I mean. A simple search of "What's my house worth?" will bring forth a dizzying number of websites ready to estimate your home's value with a few simple clicks of your mouse. Yesterday, I drove to one of my REO listings for its weekly check up. The neighborhood isn't a great one, it's filled with vacant homes, uncut lawns, and scattered personal property from recent evictions. It's easy to see that this neighborhood is another victim of the avalanche of short sales, foreclosures, and bankruptcy sales in Montgomery County, but honestly, I wasn't thinking about any of that as I went to inspect a broken gate behind my listing. gaithersburg real estate agents: Contracts Gone Wild!

I recently listed and sold an REO property and by the time every disclosure form, property inspection addendum, and HOA notice was signed and initialed, the contract was over 80 pages! Even a non-REO contract can easily exceed 45 pages. Do we really need to mention lead based paint on five separate forms that are required with every contract? I'm all for being thorough, but what about being concise? Maybe I'm just being picky but it seems like (in Montgomery County, MD anyway) that they just love writing new forms and addenda.
