It continues to be a sellers market in PInellas County Florida. There are more buyers looking for a home then there are homes available to buy, which is driving up prices and value. 
 
We just received the stats for June and they are as follows:
 
Closed Sales Up 6.2% over the same month last year. 
Paid in Cash down 3%
New Pending Sales up 2.8%
New Listings up 5.4%
Pending Inventory down 10.1%
Active Listings down 7%

I love flowers and gardening. Living in Florida gives me the opportunity to do it practically year round. My featured image is of the only back yard I have. When we purchased the house, this area was all grass; no walkway, no plants, just grass.

Median Sales price for single family homes is $245,000 for June, up 8.9% over the same month last year. Condos and townhomes are up 7.2% in June over the same month last year. 
 
We currently have a 3.9 month supply of single family homes available to purchase and 5.8 months supply of condo and townhomes available. Definitely remains a sellers market. If we had a 6 month supply, it would be considered a balanced market and anything over a 6 month supply would be a buyers market. Multiple offers on available homes are very common in today's market.

The average sales price for a single family home is currently $318,451, which is an all time high. Compare that to the 1st quarter of 2011 when the average price of a single family home was $162,136 !!! 
 
Home values have continued to climb, fueled by the low inventory and high buyer demand. Multile offers are to be expected and an agent may need to write offers on 5 or 6  homes for a buyer before one is excepted by a seller. It's especially difficult for first time buyers who are looking for a lower price starter home.

Congratulations. It's closing day! It's finally here! But you have a few more things to do before it's yours.

You're under contract! Congratulations. But there's lots of work still ahead and that contract has lots of deadlines that with the help of your Realtor and lender, you need to meet. 
 
 
You're Realtor will immediately get a copy of your executed contract to your lender, who will get your loan approval moving. Contact your lender and make sure he/she has all the documentation that is needed. Depending on when you were first pre-approved, you may need to provide updated docs like your most current bank statements or pay stubs. Get those to the lender right away.

I recently read an article about buyers researching sellers on line to find out information that might reveal  the sellers motivation to sell or other information that could help the buyer decide how much to offer or help in the negotiations.
