SOLD prices during the first quarter ranged from $207,000 up to $430,000. Homes in the past 6 months have ranged in price from $205K up to $430K.

One of my favorite subdivisions in Cypress, TX for numerous reasons -- award-winning schools, great ammenities, prime location, and beautiful surroundings-- is COLES CROSSING!
During the third quarter ending September 30, 2018 -- 35 buyers and sellers exchanged properties in this highly acclaimed subdivision!
Highest sales price/sq. ft. = $155 for a home located in the gated section.
Average sales price/sq. ft. = $108. Of course, this is a ballpark average that will vary up or down based on location, condition, floorplan, and age of high dollar items (such as A/C and roof).

Prices ranged from $232,000 for a nice-sized 3 bedroom, 2-story home in the cottage section up to $359,000 for a spacious 5-bedroom, 4-bathroom home in section 3.
How long did the sellers wait before receiving an agreed-upon offer?
The average number of days on the market equalled 86.
What was the average sales price/sq. ft?
The average sales price/sq. ft. for the month of March was $99 and the highest price/sq. ft. equalled $110!

COLES CROSSING, the lovely subdivision which is just north of the intersection of Highway 290 and Barker Cypress in Cypress, TX had 2 homes change ownership during the month of February 2018.
BOTH homes SOLD fairly close to their list price!
BOTH homes were 3-bedroom homes.
The smaller home's sales price was $229,000 or $120/sq. ft.
The larger home SOLD for $292,000 or $111/sq. ft.

Prices ranged from $205,000 for a 3 bedroom home in the cottage section with a bonus room/game room up to $502,000 for a palacious 4 bedroom home (nearly 5000 sq. ft.) with an enormous back yard.
The average sales price/sq. ft. was $103, and the highest sales price/sq. ft. = $112/sq. ft.!
Average number of days on the market for these eleven homes was 36 days.

SEVEN HOMES SOLD during the month of October 2016! This lower number of SOLDS is pretty normal for the fall season as six homes sold in Coles Crossing this time last year.
Prices ranged from $219,500 up to $387,500. The average price/sq. ft. was $102.21 with the highest price/sq. ft. equal to $120/sq. ft. for a small, brick, 3-bedroom home within walking distance of the Tylermont duck pond!

Prices ranged from $210,000 for a cozy 3-bedroom, 2-bathroom home in the cottage section up to $857,500 for a five-bedroom, five-and-a-half bathroom home in the gated section. Average number of days on the market before receiving an agreed-upon offer was 42 days.
Average price/sq. ft. for the non-gated section was $102.41, and the average for the gated section was $153.05. Of course, many factors are involved when pricing a home such as number of upgrades, age of residence, size of yard, condition of home, and (most important of all), LOCATION of the home.

Rental activity in Coles Crossing has been busier now that school is out for the summer!
There have been fourteen homes leased out since January 1st of this year! Ten out of the fourteen have leased since 5/1/15.
Five homes from the cottage section, three homes from the patio-home section, and six homes from the standard brick section.
Rental prices ranged from $1780 up to $3050 with the smaller homes receiving the highest rent per sq. foot.
For the Cottage section, average lease rate was $1825/month ($0.94/SF) and average number of days to lease was 40.

The average price per sq. ft. of the seven one-stories which sold was $102 per sq. ft. with the highest price per sq. ft. being $105!!
For the seventeen two-stories which closed this past month, the average price per sq. ft. was $100 per sq. ft., and the highest price per sq. ft was $117

Finally, there are more COLES CROSSING homes listed as “Active” than there are COLES CROSSING pending sales. (...At least as of this writing. It’s the weekend, so the above fact could change quickly!)
Currently, there are 13 homes on the market in Coles Crossing and an additional 12 homes already under contract.
SOLDS for February showed quite a range in price/SF. A 3 bedroom home in Section 27 received $86.58/SF, while a 4 bedroom home in Section 15 received $109/SF. Average price/SF was $99/SF. I expect this number to go up … (1 comments)
