One of my favorite subdivisions in Cypress, TX for numerous reasons -- award-winning schools, great ammenities, prime location, and beautiful surroundings-- is COLES CROSSING!
During the third quarter ending September 30, 2018 -- 35 buyers and sellers exchanged properties in this highly acclaimed subdivision!
Highest sales price/sq. ft. = $155 for a home located in the gated section.
Average sales price/sq. ft. = $108. Of course, this is a ballpark average that will vary up or down based on location, condition, floorplan, and age of high dollar items (such as A/C and roof).

THIRTEEN sellers and thirteen buyers came to the closing table this past month in the beautiful Coles Crossing subdivison!
Prices ranged from $193,000 up to $431,000 and the average price/sq. ft. was $103! Highest price/sq. ft. was $119!!
Why do buyers love Coles Crossing so?
Great location!!
Coles Crossing is close to 290, and stretches a bit east of Telge to just west of Barker Cypress. Homeowners can take Telge to 99 or Spring Cypress to 249. Coles commuters have lots of options, and the METRO park and ride is just a mile away!

Whether you have school-aged children or not, it is always a good idea to check out the schools to which your future home is zoned. Traditionally, those homes zoned to great schools will increase in value more rapidly than homes zoned to mediocre schools.

My son said to me last night, "Well 2017 is 1/12 gone!"
Oh my, he is so right! And, three more lucky buyers purchased Coles Crossing homes during the month of January 2017!
Prices were $209,000 for a 3 bedroom/2 bathroom home in the cottage section, $260,000 for a 3 bedroom home with a study, and $322,000 for a large 4-bedroom, 3.5 bath home close to the jogging trails!
Average number of days on the market for these 3 homes was 127. The lag time was due in part to overpricing the home and/or the timing of listing the home.

TWELVE, douze, doce, zwölf homes SOLD in Coles Crossing for the month of March 2016--ranging in price from $210,000 for a 3-bedroom, 2-bathroom home in the cottage section up to $717,000 for a 5-bedroom, 4-bathroom home in the gated section. The average price/sq. ft. for the non-gated homes was $99/sq. ft., while the price/sq. ft for the one home in the gated section was $137/sq. ft.
Of the twelve transactions, buyers elected to pay cash on 2 of the transactions, 5 buyers went conventional, and 5 buyers' choice of financing were not recorded. Traditionally, the majority of buyers in Coles Crossing purchase with cash … (1 comments)

TEN HOMES sold in the COLES CROSSING SUBDIVISION during the month of November ranging in price from $241,500 for a 3-bedroom, 2 bath home with a pool in section 5 up to $415,000 for a 4-bedroom, 4.5 bath home with a 3-car garage.
Highest price/Sq. Ft. was $115.42
How many days before these homes received an agreed-upon offer? The average number of days was 20!

There were eight homes which sold in FAIRWOOD during the months of September and October 2015.
Prices ranged from $123,645 for a small, 3-bedroom one-story in section one--up to $199,000 for a nicely upgraded 4 bedroom, 2-story home in section 4.
The average price/sq. ft. for these 8 homes was $82, and the highest price per sq. ft. was $100.28 for the aforementioned 3 bedroom home. Smaller homes generally (though not always) garner a higher price/sq. ft.
How long did it take these homes to receive an agreed-upon offer? On average, sellers only had 14 days of showings until the right buyer came along … (0 comments)

September was another busy month for the COLES CROSSING market, and buyers continue to look as we approach fall! TEN homes SOLD in September and ranged in price from $225,000 up to $464,600!
Average price/Sq. Ft. equaled $106/Sq. ft. and the average number of days on the market before receiving an agreed-upon offer was 26.
Buyers utilized a variety of financing means as there were 6 conventional purchasers, 1 FHA, 1 VA, and 1 Cash purchaser. Interest rates remain incredibly low, and I am curious how much longer this will last.

NINETEEN COLES CROSSING homes closed during the month of July 2015.
Prices ranged from $196,500 for a cozy, 3-bedroom patio home up to $437,000 for a very large 4-bedroom home with covered patio, pool, and porte-cochere!
The average price per sq. ft. of these 19 homes was $106.40 with the highest price/sq. ft. equal to $128.17!
Average number of days on the market was 21 before receiving an agreed-upon offer. Seven of the sold homes had an offer within one week or less!!

Rental activity in Coles Crossing has been busier now that school is out for the summer!
There have been fourteen homes leased out since January 1st of this year! Ten out of the fourteen have leased since 5/1/15.
Five homes from the cottage section, three homes from the patio-home section, and six homes from the standard brick section.
Rental prices ranged from $1780 up to $3050 with the smaller homes receiving the highest rent per sq. foot.
For the Cottage section, average lease rate was $1825/month ($0.94/SF) and average number of days to lease was 40.
For the patio homes, the average lease rate was $2058/month ($1.01/SF) … (0 comments)

Many buyers are searching for homes in NW Houston, and inventory is LOW for the $120K-$150K dollar price range!
As of this writing (2/3/15), there is only ONE actively listed home in Fairwood.
There are TWO pending homes.
For the month of January 2015, there were FOUR homes that SOLD in the Fairwood subdivision.
Average time on the market before receiving an agreed-upon contract was 32 days.
Average price/Sq. ft. was $74 with the HIGHEST price/SF being $77.50
