Here we are in July already, in fact, it feels like July is almost over and we're heading into August! Before we get too far into July, I wanted to get your market statistics for June out to you. Starting with the Number of Sales: For June, Island wide residential saw a 39% decrease with a drop from 46 to 28 sales for June 07 compared to 08, and the same percentage decline year to date, going from 245 to 148 this time this year. If you've been reading my blog for any time now, you know I am always talking about sellers who need to come to terms with the buyer's market and price accordingly. Well guess what, the owner / agent of Nihilani 27B has done just that, reducing today from $669K to $589K after only 10 days on the market. This unit sold for $682,180 in 10/06 and is now a short sale, subject to lender approval.

...... and Happy 4th of July. I hope everyone enjoyed the weekend and got your fill of fireworks. They had 3 events here on Island. One was on Thursday at PMRF where the base was open to the entire Island for an evening fireworks / crafts / food event. There were approximately 2,500 who attended. Also, this year there was a day long 4th of July celebration at the Kekaha Community Center. There were games for the kids, food, crafts and of course Fireworks in the evening. Aloha and welcome to June (already.) It's time to take a look back at the month of May to see how it compares to May 07 and to look at year to date last year compared to this year. First up is the number of sales: overall, residential is down 51% comparing May 07 to 08 and shows a 40% decline comparing year to date 07 to 08. I really do hate cockroaches, centipedes too! If you saw my reaction to finding one of these critters in my condo, you'd of thought the world was coming to an end. My boyfriend watched with amusement the other day as I confronted a cockroach in the hallway, armed with a can of Raid designed to prevent this creature from taking even one more living step. He was eventually called to duty to dispose of the dead cockroach body because I don't even like getting close to them. There's just something about them, and centipedes too, that I truly don't like. I wanted to get caught up with market statistics before May gets here. It's always interesting to see how we're doing this year as it compares to last year. Since I did not post the February Statistics, and the March Statistics are the most current, I'm posting the Febuary Statistics here 2008-february.pdf for those of you who like to review the numbers month by month.

If you've wondered what happenned to my blogging this week the answer is simple: I'm on Oahu taking a 2 day class geared towards earning my Certified Residential Specialist designation. Without going into a lot of detail, let me just say that the CRS designation is one held by only 4% of real estate agents globally. It's basically the equivalent of getting a PhD in real estate, as the number of classes and actual production required for the desigation is much more comprehensive than most other designations. Yesterday, Aloha Airlines announced that their last day of operations will be Monday, March 31, 2008. An announcement on their website states, "This is an incredibly dark day for Hawaii," said David A. Banmiller, Aloha's president and chief executive officer. "Despite the groundswell of support from the community and our elected officials, we simply ran out of time to find a qualified buyer or secure continued financing for our passenger business. We had no choice but to take this action.

We've had another week of spectacular weather just to my liking. Not too hot with bright blue skies. If you've been wondering about our temperatures during the winter months, this winter has been very mild. In the past, on occasion the temps have gone down into the low 60's at night. I can even recall a few times when it went as low as 59! This is not the norm and when it happens, you will find me in my seldom used sweatpants and sweatshirt. Sandpiper 216 just came on the market at $399! This is an upstairs interior unit which faces the courtyard and the pool. Although you do get a little bit of pool noise, the on-site management at Sandpiper is excellent and they do an great job of keeping things quiet after hours. This unit was previously listed for 545 days from 9/05 to 3/07, starting at $589K and gradually reducing to $489K over the life of the listing. Today's list price tells me this seller really wants to sell. Here are the other units on the market:
