Aloha from Sunny Kauai! We finally have a perfect day with everything you'd expect from a tropical paradise. Sun, blue sky, fluffy white clouds and of course, the tradewinds. I live in a complex (Cliffs) that not only has whole ownership but also timeshare, and I often feel sorry for the visitors that get here just in time for a week of rain. You've seen them on the Multiple Listing Service- a 5 or 6 digit number separated by dashes. Have you ever wondered what that number is? Every piece of property in the entire State is identiifed by a unique number known as the taxkey number. If you know what area the numbers represent, you can readily identify the general location of any property at a glance.

One client asked me how to make sense of what is going on in the market and I have to admit, it's not easy. Not only do you have the external factors impacting the market (i.e. the negative news, continuing problems with the sub prime loan market, overdevelopment in certain areas of the mainland along with the simple fact that here on Kauai, we simply have too much inventory) but within that there is quite a bit of disparity in the listing prices that are often hard to explain until you start looking at the seller's history.

I've talked about seller's in today's buyer's market. Now I'd like to turn the focus onto the buyers.
Every single buyer out there right now is a bargain hunter, as they should be in this buyers market but it's a very hard time for sellers. I was reflecting on the seller's market of the last few years and found that it was much less painful for both parties involved. Certainly, sellers were thrilled to sell their properties at all time highs but the buyers also seemed excited to score one of the "high demand" properties for their own. Most people, when buying real estate, have an "agent." Few however, seem to know the duties owed to them by their agent, nor do they recognize the value of having their own agent as opposed to "dual agency." Agent is defined as "A party who is authorized to act in the best interests of another (called the principal) and is obligated to place the principal's interests before the interests of any other parties, including the agent's own interest-regardless of whether the agency relationship is with the seller of the property or the buyer."

One of my fellow agents told me that I was less likely to get a real estate call on Super Bowl Sunday than on any other day of the year. In other words, she was letting me know that I'd have plenty of uninterrupted work time today. Who am I kidding- I got hooked watching the last half of the Super Bowl myself! The other highlight of the day was the lightening and thunder show Mother Nature put on for all of us. While rain is a normal part of North Shore living, lightening and thunder are a rarity.

Although there's always an assortment of Kauai happennings, I am going to focus on what I consider the be the biggest news to come down the pike in a LONG LONG time-and that is, the County Council has FINALLY passed a vacation rental bill! This issue, (like many others on the Island) has been around for almost as long as I can remember, and I've been here since 1991!

As of July 1, 2005 there was a change in the amount of conveyance tax that sellers pay when transferring property. A conveyance tax, much like the name implies, is a tax paid to the state of Hawaii "for all transfers or conveyance of realty or any interest therein..." (Section 247.2 HRS) Prior to July 1, 2005, the tax paid was a flat .10 per $100 of value. For example, if you sold property for $400,000 your conveyance tax was $400; for a $1,250,000 sale the tax was $1,250 regardless if it was a single family residence, condo or land.

In this buyer's market where offers are few and far between compared to a couple of year back, and those that are forthcoming are often falling short of seller's expectations, it is the wise seller who can see beyong the perceived insult of a low offer and respond in a postive manner. Unfortunately, often sellers react very negatively and turn down the offer out of hand which I feel is a mistake as you do not know when your next opportunity to sell will appear.

I've been on the Hanalei Okolehau Trail before but its been so long I'd forgotten how beautiful it is. I also was not aware of how far the trail actually goes. The trailhead is accessed by driving up the Hanalei Valley road (Ohiki Road) located at the one lane bridge as you drive down from Princeville towards Hanalei. When you get to the one lane bridge, you'll see the Hanalei Valley Road off to the left. Turn onto the road which heads back into the valley. Most of the time, there's plenty of new listings but little in the way of properties that received accepted offers. I'm happy to report that today, Monday, things are looking up. Yes, there are still numerous new listings, and a very healthy amount of price changes, all reductions except for one - but today, for a change, there are actually 7 listings that went into escrow. Brookfield just announced they have received their builidng permits for their Poipu condo project, PiliMai, which I thought might have been tabled due to softening of our market. Apparently, not so!

Some astute buyer has put in an accepted offer on the Leasehold Pali Ke Kua #238 listed for $350K! - after only 593 days on the market and price reductions that started out at $699,900 and gradually moved downward over the years! Am I surprised? Yes, but only because it took so very long for an offer to come in. hawaii real estate: Kauai Condo statistics for year end 2007 - 01/11/08 11:03 AM
The end of year statistics are out and overall for Princeville condos it was a good year after all, despite all the gloom and doom news heard on every new channel and in every newspaper.   For Hanalei Zone, which includes the condos both in Princeville as well as Hanalei Colony Resort down in Wainiha, the total number of sales for the year was only off 2.44%.  In 2006, 123 condos were sold while in 07 only 3 less were sold!  For the month of December there was a huge 50% drop which sounds bad but only means that 6 instead of … (0 comments)
