kauai condos: Princeville Condo and House update for the week of Jan 13th to 19th - 01/20/08 03:13 PM
And welcome to your weekly update. Today ended up sunny with cooling breezes although this morning, as I watched wave after wave of rain come in off the ocean I wasn't so sure we'd see much of the sun. However, it did end up as a perfect winter day with temps in the high 70's -
Here is your update for this week:

kauai condos: Poipu's PiliMai is alive and well - 01/18/08 07:54 AM
I'm going to divert from my usual Princeville focus and switch down to Poipu for a moment to pass along some information received from Brookfield Homes, the developer of Princeville's Nihilani. Brookfield just announced they have received their builidng permits for their Poipu condo project, PiliMai, which I thought might have been tabled due to softening of our market. Apparently, not so!
"We are pleased to announce to our buyers and the real estate community that we have received our permit to begin construction of the first phase of PiliMai," said Jeffrey Prostor, president of Brookfield Homes Hawai‘i. "Grading and water line … (0 comments)

kauai condos: After 593 days on the market..... - 01/15/08 03:45 PM
Some astute buyer has put in an accepted offer on the Leasehold Pali Ke Kua #238 listed for $350K! - after only 593 days on the market and price reductions that started out at $699,900 and gradually moved downward over the years! Am I surprised? Yes, but only because it took so very long for an offer to come in. Granted, Leasehold is not for everyone, but considering that this ocean view condo offers similar views as the other Leasehold and Fee Simple condos in the same complex that are listed for MUCH MORE, it certainly begged for consideration. … (0 comments)

kauai condos: Kauai Condo statistics for year end 2007 - 01/11/08 11:03 AM
The end of year statistics are out and overall for Princeville condos it was a good year after all, despite all the gloom and doom news heard on every new channel and in every newspaper.   For Hanalei Zone, which includes the condos both in Princeville as well as Hanalei Colony Resort down in Wainiha, the total number of sales for the year was only off 2.44%.  In 2006, 123 condos were sold while in 07 only 3 less were sold!  For the month of December there was a huge 50% drop which sounds bad but only means that 6 instead of … (0 comments)

kauai condos: Nihilani - final phase pricing vrs. resales + Pili Mai - 01/09/08 11:55 AM
I think most of you are familiar with Nihilani at Princeville - one of the newer condo developments in Princeville.  This complex shares the center of Pepelani Loop with The Plantations, a complex built a year or two earlier.  Nihilani is the only complex to offer 2 car garages with the exception of Kai'ulani, which is priced over $1M.  What you may not know about Nihilani is that sales were brisk when the first several releases came to market, which was back in 05. Now, like everything else, interest in Nihilani has waned to the point that those trying to resell … (0 comments)

kauai condos: Princeville Condo Update for December 30th to January 5th - 01/07/08 08:46 AM
Aloha Elaine
Aloha,   And one final Happy New Year.  Everyone is planning on more stabilization in the marketplace this year with plenty of opportunity for any buyer looking for it.  Here on Kauai, I continue to feel that one of our major "problems" is a surplus of inventory, which coupled with the copious amounts of negative press that is seen everyday on the various news channels, keeps buyers running scared.  I think once we start seeing properties changing hands, those buyers who have been sitting on the fence will finally realize that if they don't buy, they will miss the opportunity … (0 comments)

kauai condos: Count Whales, not sheep........ - 01/02/08 12:30 PM
If you're one of those Island visitors who come for several months during the winter, perhaps you'd like to volunteer for the National Oceanic and Atmospheric Administration's Annual Whale Watch count that starts on January 26th and continues on February 23rd and March 29th. This shore based count, held throughout the Island requires attendance at a short training session scheduled for January 12th. For more information call 246-2860. If counting is not your thing, you can always stop and talk to a Naturalist to learn more about whales. Naturalists will be present at the Princeville Hotel Grounds, the Kapaa Overlook area … (0 comments)

kauai condos: A restaurant to try in 2008 - 01/01/08 12:09 PM
While reviewing The Garden Island newspaper in preparation for writing my newsletter, (which can be seen on my website) I came across an article in the Business Section of the Dec. 16th issue that surprised me. I didn’t realize that “The Mediterranean Gourmet, located beachfront at the Hanalei Colony Resort in Ha’ena, was recently named one of Kauai’s top three restaurants for 2008 in Honolulu Magazine’s 24th annual Hale ‘Aina Awards.
The Mediterranean Gourmet followed The Beach House and Roy’s Poipu Bar & Grill in securing the top three spots.” “To be open less than two years and already be recognized … (2 comments)

kauai condos: Princeville Condo Update for December 23rd to 30th - 12/30/07 06:04 PM
Happy Almost New Year or Hauole Makahiki Hou!  Not much has happened this past week, due primarily, in my opinion to rain, rain and more rain.  Does this sound like last weeks intro to the condo update?  If so, it should because we have now had two weeks of rain which is more than enough!!! Today, fortunately, I felt the sunshine on my face and actually saw blue skies. I have to say though, the sun is playing hide and seek with the clouds and I am fearful the clouds will ultimately win out.  So there you have it, Paradise is … (0 comments)

kauai condos: What is a condhotel and why should you care? - 12/27/07 07:13 AM
Much like the name implies, a condhotel is a condominium that offers lodging to the general public like a hotel.  Unfortunately, if your agent is inexperienced or not familiar with condos, you may never run into this term until you go for financing, which is why I strongly recommend seeing a lender BEFORE writing an offer.  If you tell your lender which project you are considering, they will tell you if it is a Condhotel or not.
Why is this important to you?  A condhotel will cost you more money because a lender views a property open to the general public … (0 comments)
