kauai condos: Pu'u Po'a 404 and the Cliffs - 09/24/09 08:36 AM
Aloha from Paradise,
As I sit down at my desk to work today I am not alone. Take a look at what is going on outside my door:

Yes, they're out there pouring all the new sidewalks! They're eveywhere:
And if that's not enough activity for you, take a look off my back lanai where you'll see the cement truck pumping away.
I'll tell you what, these men work quickly and the sidewalks are shaping up in record time. If you've been here before you'll be pleasantly surprised on your next visit. In addition, if you had the opportunity to … (1 comments)

kauai condos: Princeville condo (and home update) for the week of Sep 13th to 19th - 09/21/09 10:31 AM
Aloha,
We enjoyed another beautiful week in Paradise although they've been ripping out the sidewalks at the Cliffs Condos and pouring new ones which are ADA compliant. At the same time, they've finally reached my building to start the renovations of the timeshare units which, along with the heavy equipment used for tearing out the concrete makes for a noisy environment. See for yourself:

At the same time, a friend of mine - a very talented friend of mine - created a faux bamboo wall in my bathroom that turned out simply amazing. It makes me feel like I … (0 comments)

kauai condos: Princeville Condo (and house) update for the week of Sep 6th to 12th - 09/13/09 11:33 AM
Aloha,
This week has just flown by - maybe because it stated with completion of the Marathon last Sunday followed by two days of recovery. Nevertheless, here we are again, with a new update already. You'll see some new low pricing in Nihilani with the listing of yet another short sale. Here is your update:

kauai condos: Princeville Condo (and house) update for the week of Aug 30 to Sep 5 - 09/08/09 09:02 AM
Aloha,
I have a better than average reason for being late with this weeks update: I participated in the Kauai Marathon Sunday and spent yesterday recovering from the 26.2 mile jaunt. Even though I walked the better part of it, it was still no easy task but I'll wait to talk more about this on an upcoming blog specifically about my marathon experience. As for real estate, we did see some activity -see for yourself:

kauai condos: August 2009 Kauai Market Statistics - 09/02/09 02:19 PM
Aloha,
Ok, so it wasn't a blazing hot summer selling season. We've experienced those in the past and this month was not it. Nevertheless, we did see some buyers pick up some nicely priced properties throughout the Island this past month, in fact, 43 properties changed hand in Aug 09 compared to only 42 in Aug 08. We are definitely down for the year to date with 305 having sold so far compared to 431 last year this time. Just to give you an idea of years past, in 07 year to date there were 680 sales, 06=1160 transactions, 05=1180 and … (0 comments)

kauai condos: Princeville Condo (and House) update for August 23rd to 29th - 08/31/09 01:19 PM
Aloha,
Although the first day of fall isn't until September 22, for all intents and purposes the summer selling season has come to an end with a whimper! Yes a whimper! Sure we had some sales but not nearly enough to even begin to consider this a hot summer season. Buyers continue to stand on the sidelines waiting to see what will happen next. Unfortunately, at the same time Fannie Mae and Freddie Mac continue to change guidelines which results in more "hoop jumping" when it comes to obtaining a loan, unless, of course, you are a first time home buyers … (1 comments)

kauai condos: Princeville condo (and house) update for the week of August 16th to 22nd - 08/23/09 08:23 AM
Aloha,
It's been a relatively slow week which is reflected in the rather sparse condo update this week. There's been a few showings here and there but by and large, it seems like things have quieted down as we approach the end of summer. So much for a hot summer market! The reality is that the market is still soft, with numerous overpriced properites, several good buys and buyers sitting on the sidelines in both cases. Of course, there are some exceptions, but slow is (unfortunately) the operative word right now. Here is your update for this past week:

kauai condos: July 2009 Kauai Market Statistics - 08/18/09 12:02 PM
Aloha,
Welcome to the July Market Statistics update. Real estate continues to lag as we head into the last month of summer, which hasn't turned into the hot market everyone hoped for. For the month of July 09, there was an 18% decrease over sales compared to July 2008, down from 60 to 49, and a 32% decline year to date, from 389 at this time in July 08 to 262 in 09. Comparing these totals to years past, July 07 had 83 sales, 06 = 96 sales, 05=167 sales and 04=154 sales.
The majority of the sales were residential in … (0 comments)

kauai condos: Princeville condo (and house) update for the week of August 9th to 15th - 08/16/09 09:56 AM
Aloha,
We're seeing some movement in the market as those sellers who really want to sell are reducing to the point that buyers are seeing value. Also selling are the foreclosures and even some of the short sales, although it takes a patient buyer to stay in escrow until the end. Here is your update for this week-

kauai condos: Nene, the State bird - 08/13/09 03:07 AM
Aloha,
If you've had the opportunity to stay at the Cliff's condos, you're probably very familiar with the Nene, (nay-nay) the State bird, as this is one of their homes. On many occasion I've walked down my condo steps into a gaggle of them all congregated under a tree or out looking for food.

Found only in the Hawaiian Islands of Kauai, Maui and Molokia, the Nene was on the edge of extinction by 1949, with only 20 to 30 birds remaining in the wild due to uncontrolled hunting and the non-native predators, like the mongoose, pigs and feral cats, … (0 comments)

kauai condos: Princeville condo (and house) update for the week of August 2nd to 8th - 08/09/09 04:42 PM
Aloha,
Here we are in the last month of Summer and real estate has held it's same sluggish pace. Most buyers feel that waiting can only benefit them, and to some degree, I have to agree. However, there are some properties that are so competatively priced that I'm really surprised they are not in escrow. I also agree that many of the properties on the market are still overpriced - and will remain that way until the sellers either decide they really want to sell and reduce or they take their property off the market until things improve. We Realtors can … (1 comments)

kauai condos: What does your bus stop look like? (Riding the Kauai Bus..) - 08/05/09 03:10 AM
Aloha,
What is it like to catch the bus in your neighborhood? For me, even the walk to the bus stop from my condo in Princeville was spectacular. Here is a shot of the rainbow as seen across the golf course as I walked along Ka Haku to the bus stop on Kuhio Highway across from the library..Not too shabby.
The Princeville bus stop is little more than a humble concrete bench along the highway-
But take a look through the trees directly behind the bench
Which of course, invites you to step into the trees to get a better view … (0 comments)

kauai condos: Princeville Kauai condo (and house) update for the week of July 26th to Aug 1 - 08/01/09 01:23 PM
Aloha,
It was another beautiful week in Paradise but not many buyers seem moved to want to jump into the market. While we do have some new escrows and one that went under contract, we have not seen the number of buyers expected what with the many great buys on the market. There's something for everyone, regardless of the price range, if you just take the time to look. Here is your update for this week:

kauai condos: Princeville condo (and house) update for the week of July 19th to 25th - 07/26/09 02:37 PM
Aloha,
Per the Friday Garden Island newspaper "Heavy summer rains led to flash flood warnings Thursday, soaking anything outdoors and twice closing the Hanalei Bridge. The bridge, first closed at 10:45 a.m., was reportedly reopened at 2:45 p.m., but was later closed again. Furthermore, a road crew with the state Department of Transportation was forced to clear a mudslide on Kuhio Highway in the Kalihiwai area, closing one lane of traffic, said a press release from county spokesperson, Mary Daubert. At 12:46 p.m., rain gauges and radar showed heavy rain falling at 4 inches per hour over windward Kaua‘i and was … (1 comments)

kauai condos: Princeville condo (and house) update for the week of July 12th to 18th - 07/19/09 10:43 AM
Aloha,
Every week we see more and more short sales and foreclosures with some excellent pricing. Case in point is one of the new listings this week at Nihilani. What surprises me is that buyers aren't jumping on these properties. If I didn't already own in Nihilani (sigh...compared to today's market I paid waaaaay too much) I'd buy a unit myself. I don't know if it's the perception that pricing will continue to go down or what but buyers seem to be just sitting on the sidelines. While it may be "quiet" now, I can assure you that when the turn … (0 comments)

kauai condos: I always knew Kauai was the best....but I didn't know we were rich too! - 07/14/09 07:20 AM
Aloha,
Sitting here on this beautiful summer morning, looking at the ocean framed by the swaying palms and banana trees, with fluffy white clouds floating in the blue sky, it comes as no surprise to me that Kauai was voted as the 4th "best overall island in the world" by Travel + Leisure magazine readers for the second year in a row. After all, it's just another perfect day in Paradise. Here are the full rankings courtesy of Travel + Leisure magazine:

kauai condos: Kauai Princeville condo (and house) update for the week of July 5th to 11th - 07/11/09 04:46 PM
Aloha,
Activity seems to have slowed this week, perhaps because everyone went home after the 4th. An easy gauge for me of the number of tourists on the Island is the Cliff's parking lot. With two timeshare organizations along with whole ownership in the complex, a full parking lot means the timeshares are going great guns. Not so today, where you have your choice of parking spaces. Here is your update for this week:

kauai condos: Kauai June 2009 Market Statistics - 07/09/09 11:29 AM
Aloha,
The month of June was quieter than expected with only 42 total sales for the month, down from 65 in June 08. June 2007 saw 85 sales, June 2006 133 sales, June 2005 had 170 sales (wow) while June 2004 we had 161 sales that month. Year to date for 09 we've had 211 sales compared to 329 this time last year. This represents a 35% decrease for the year. The year to date high was not 2005 as you might think (813 sales) but was 2006 with 974 sales. Of the 42 June 09 sales, 21 were single family … (0 comments)

kauai condos: Pu'u Po'a 404 priced to sell at $1.095M - 07/07/09 09:33 AM

Aloha,
I'm always talking about the overpriced inventory and that if you want to sell today, you have to be in front of the market instead of trailing behind it like so many of the properties are doing. I'm always delighted to see aggressive pricing, especially when it's one of my listings! Pu'u Po'a 404 came on the market yesterday priced at a very competative $1.095M.
First of all, take a look at the photo above (click on the image at the top for a full sized photo) and imagine yourself living in a complex perched on a bluff … (2 comments)

Aloha,
And Happy Fourth of July weekend. I hope all of you had weather that was as perfect as it was here in Paradise- bright blue skies and great trades. The fireworks were certainly enhanced having the moon as the backdrop. What fun. The market seemed busy this weekend as I had several showings. Hopefully we'll see some units going into escrow soon.
