Wednesday I reported that PMRF was opening the base to the Community for a family oriented fireworks event on Thursday July 2nd from 5PM to 10PM. If you missed it this year, I thought I'd pass on some photos so you could see the fireworks with the moon in the background. It was quite spectacular.

Can't believe it's almost the fourth of July! Time certainly flys when there's so much to do and so little time to do it. I enjoyed a week in Puhi house / cat sitting for friends at their Villas of Puali condo. Although technically a condo, these units are configured as duplexes and are more like a house, complete with a two car garage, and a 3 bedroom 2.5 bath 2 story residence. There's also a single story model with 3 bedrooms and 2 baths that is quite nice. There are several on the market ranging from $394K to $420K. … (0 comments)

If you were on Island this Sunday you may have gone to the Taste of Kauai, an annual fundraiser for the Kapaa Rotary. They've been doing the "Taste" for as long as I can remember and it's become an event not to be missed if you love good food, great entertainment and a good time. Check it out next year if you've never been there. The weather even cooled off a bit for the event with intermittent light showers which surely brought relief as it's held outside at the Smith Tropical Garden in Kapaa. On to your update:

Hope you are all enjoying a fun filled Memorial Day weekend. Since the Hanalei Beaches were just voted #1 in the US by Dr. Beach, I decided it would be a good place to work on my tan. Fortunately the weather is cooperating with bright blue skies and plenty of sun. I was even treated to the Green Flash tonight when the sun went down. You don't always get to see this phenomenon... as there's often a small line of clouds on the horizon line that prevent you from seeing the sun as it disappears into the ocean. It was another beautiful week although we finally got the cold front along with the rain that's been promised since Friday. It started out sunny but quickly clouded over then the rain started blowing in off the ocean. It's fun to watch it come in- You see rhose who are walking to or from their cars in the parking lot suddenly look up and break into a sprint when they realize what they're looking at is a wall of water headed their way. Sometimes it just passes over in waves and other times it comes in and stays.

Many who live on Island and most who live on the mainland have never been to PMRF, the Pacific Missile Range Facility located on the Westside of the Island. Some don't even know what it is! Saturday marked the end of one beautiful week and beginning of yet another. It was absolutely picture perfect Sunday which warranted a trip down to Anini beach for a couple of hours. Everyone else had the same idea so it made for a fun time. As is often the case with great weather, I'm seeing an increase in buyers as evidenced by more showings of listings, buyers getting prequalified with lenders and more and more properties going into escrow. You may have missed a small news article in the April 28th Garden Island reminding residents to sgn up for "Connect - CTY, a free mass notification service that will enable the county to quickly inform residents about emergency situations through a single phone call." The county is conducting a test of Connect - CTY today at 11:45 AM to heighten awaremess of this service. In an emergency situation, a message will come to your cell phone, PDA, and / or email as well as to TTY / TDD receiving devices for the hearing impaired.

March 2009 Market Statistics
This past month ended with a total of 40 sales, down from the 60 we saw in March 2008. Year to date sales are lagging, with only 87 reported, compared to 167 last year at this time, 255 by March 2007, 487 year to date March of 2006, 341 for year to date March 2005 and 394 for 2004. If you are in the market for a new home, be it a condo, house or land to build, and you don't think now is a good time to buy, hopefully these statistics will convince you otherwise. If you've been wondering how and why the land portion of your condo assessment has increased, it's because of a new approach in valuation by the assessor's office. Per today's Garden Island Newspaper article "New value allocation approach applied to Kaua‘i condominiums" the real property assessors visted all the condo projects throughout the Island and determined that "allocation of values between building and land for these properties needed to take into account differences in view plains and location within each project to better mirror their market values, per a county news release."

I guess it won't suprise you if I say it's been rainy and windy this week so I'll just cut to the chase and give you the update. I will say that we've seen an uptick in activity, with buyers saying they are more interested in buying now with interest rates down in the 4's and money available from the bank.
