Happy Superbowl Sunday to all. Hope you Denver fans are not too bummed although they really did hand the game to the Seahawks.
Although the Bronco’s Superbowl numbers were lacking, the same cannot be said of the January stats. Jan 14 slammed Jan 13 with a stunning 63% increase in sales, going from 49 last Jan to 80 this Jan. It is possible that number could creep up by a few if there are still agents who have not yet input their Jan sale. Great start to what I hope will be a very productive year for all.

What a difference a day makes. This morning we cannot see the ocean as everything is pretty much grey outside. If I told you there were mountain views off the back lanai, you’d simply have to take me at my word as they’re not visible either. Fortunately, we participated in the first of three seasonal whale counts yesterday when it was beautiful and sunny with a cooling breeze. Welcome to 2014! As of today, Sunday, there are 268 available condos Islandwide, 59 in escrow/under contract and 4 sales. For residential, there are 373 homes to choose from Islandwide, 91 in escrow/under contract and 1 sale. I hope you had a very Mele Kalikimaka and are looking forward to a fun filled New Year. This month certainly seems to be moving more slowly than Dec 12 which had a total of 94 sales, while we only have 69 as of today, Sunday. Do you think we’ll get to 94? I wouldn’t bet on it but will be happy to be wrong. There are 29 properties currently under contract so I guess it’s possible if they all close before the end of 2013. kauai real estate: Kauai 2013 November Market Statistics

The number of sales for Nov 13 ended up the same as Nov 12, posting 78 sales for the month. Although sales didn’t surpass last Nov, year to date statistically we are 15% ahead of Nov 12 with 913 total this Nov vrs 797 from this time last Nov. This is the first time in the last six years that the numbers have been in the “9’s.” The low year to date was Nov 09 with 441 sales.
Even though there were only 78 sales this Nov, it is much better than the 29 sales (can you believe that number?) … (2 comments)

This past month just slightly outperformed Oct 12 with a 5.48% increase in sales, going from 73 last year to 77 this Oct. The changes in the properties sold is interesting: last Oct there were 39 residential sales Island wide compared to 29 this Oct; only 5 land sales last Oct with a huge 200% increase to 15 sales this Oct. Condos stayed fairly steady with 29 sales last Oct compared to 33 this past month. We had our first flash flood warning of the winter season this past Thursday night / Friday, which included a brief closure of the Hanalei bridge. The storm has continued, along with gusty winds, on through Sunday, although I think the flood watch/warning has moved on to Maui. Gotta love the weather. Although it’s stormy in my part of Princeville it’s not uncommon to find a different weather pattern 10 minutes away. We are quickly approaching the end of the year – and CHRISTMAS! Are you ready for it? Somehow, even though we have all year to prepare, it still sneaks up on most of us. As for real estate, this month outperformed last October but only by a slight margin of 4 sales or 5.48%. Princeville condos were actually down by 2 going from 9 last Oct to 7 this Oct. This week has been nothing short of spectacular – almost every day has been a full on beach day; lots of sun, some high fluffy clouds, all ending with beautiful sunsets. It’s apparently convinced at least 5 condo buyers to take the plunge as noted below. As of today, there are only 57 condo listings, ranging from a low of $201,500 (which actually already has several offers on it and is just awaiting review and acceptance) up to a high of $1.8M. Sep 2013 outperformed last Sep by 25%, with an increase of 16 sales from 65 to 81. This is the highest number of sales in Sep since 08 which only had 42 sales. Even that was better than Sep 09 with a paltry 39 sales. It’s been improving since that time with 49 sales in Sep 10 and 55 sales in Sep 11.
Year to date we are ahead by 107 sales or 17%, up from 646 this time last year to 753 this year. This is the first time the numbers have reached into the “7’s” since 08 which had … (0 comments)

Our normal market, which is somewhat slow this time of the year, is continuing. Several new condo listings hit the market bringing the total of Princeville actives up to 63. The housing inventory is quite a bit smaller with only 33 listings in Princeville proper and another 3 in Princeville Heights.

The market is continuing to make a slow comeback, posting a 15% increase for the month of Aug 13 over Aug 12, with 85 sales compared to 73 last year. This makes Aug 13 the highest in number of sales going back the last 6 years, with the next closest, after Aug 12, being Aug 11 with 68 sales. The low month was Aug 08 which only had 42 transactions. The biggest jump was in residential which went from 25 sales last Aug to 37 this past month, while condo sales declined, going from 35 last year to 27 this Aug. … (3 comments)

Even though it seems as if things have slowed a bit, as of today, Sunday, there are 77 sales which easily surpasses the 72 sales from last July.
