Jan 13 got off to a bit of a slow start with only 48 sales, which is a 24% decrease from Jan 12 with 63. The only Jan with fewer sales in the last 6 years was Jan 09 with a mere 20. Of these 48 sales, 28 were residential, 5 land, 1 commercial and 14 were condos. The Kawaihau zone had the greatest number of residential sales at 12, followed by 6 in the Koloa zone, 5 in Hanalei zone, 4 in Lihue and 1 for Waimea.

June 2011 fell a little short of June 2010 sales, with only 65 compared to 73. Of those 65, 27 were residential, 10 land and 28 condos. The number of condos sold is higher than last June which had only 26. The same goes for land - we had one more sale this June than last. It was the residential that showed a 27% decrease going from 37 in Jun 10 to 27 in Jun 11.

It's the middle of June - who can believe it? Did we just skip the first half of the year? There seems to be more activity this month than the last, with more properties going into escrow and certainly more buyers looking with serious interest. Last June there were 73 sales, 26 of which were condos. So far this year there are 25 sales, with 11 condo sales. Do you think we'll surpass 2010? I do! Here is your update for this week just past:

Well, this April didn't quite outperform last year's April, as we were hoping, coming in with only 54 sales compared to 66 for Apr 10 for an 18% decrease. Booo! I seriously doubt we'll see that happening again as I'm seeing more and more properties going into escrow, especially short sales and foreclosures.
Of the 54 sales, 27 were single family, 7 land, 1 commercial and 19 condos. Take a look at what sold for condos:

This Mar 2011 improved over Mar 2010 by 15 extra sales, going from 60 to 75 which is a 25% increase. Of the 75 sales this year, 35 were residential sales, 15 were land, there were 24 condo sales and 1 business sold. Year to date there were 194 sales compared to 154 in this time last year which also represents a 25% increase. Compared to years past, this is an increase over Mar 09 which had only 41 sales; in Mar 08 there were 60 sales, Mar 07 had 103 and Mar 06 261 sales! As I keep saying, … (0 comments)

This was a great week as far as winter weather goes. We had a cold snap for a few days which caused everyone here to dig out their long pants and jackets. It must have been down into the low 60′s and high 50′s which is downright chilly by Kauai standards.
At the same time, we had some of the most spectacular high surf which I enjoyed as I worked in my home office. I particularly love this time of year as it brings the albatross around, who make soaring over the bluffs and ocean look so very effortless. The … (1 comments)

It was a busy week for condos with 13 new listings Islandwide and 8 which came back on the market. On the other side of the balance scale, 4 went into escrow, 7 sold, 6 expired and 5 were withdrawn leaving us with almost a break even situation - As of today there are 426 active condo listings with 203 sales year to date. This past month we had 58 sales which is 9 more than Sep 2010 and 8 more than last Oct. This is an increase from Oct 08 with 46 sales and Oct 07 which had 57 sales. Of course, it pales in comparison to Oct 06 where there were 92 and cannot begin to hold a candle to the "hot" Oct 05 with 162 sales. Year to date is good with 576 transactions compared to 396 this time last year for a hearty 45% increase. Of this month's sales, 26 were residential, 11 were land, with 21 condo sales.

Sales continued on the upswing this past month, with 49 sales for Sep 10 compared to 40 in Sep 09. Year to date brings more good news with 346 sales as of Sep 09 compared to 519 at the end of Sep 10 for an increase of 49%. This is also more than year to date 08 when there were only 472 sales. Someone recently asked me about the rate of sales to amount of inventory, otherwise known as the absorption rate. For quite awhile now, the absorption rate for Princeville has been about 2 years. For example, right now in Princeville there are 123 condos listed for sale. This does not include fractional offerings. From 1/1/2010 to 6/30/2010 there have been 34 sales or 5.67 sales per month, which means it will take 22 months to deplete the current inventory. I'm a little late with market statisitics this months, having just returned from Africa. I'll have to do a post on that experience once I get caught up, but for now, let's take a look at how August fared compared to last year and years past. For Aug 2010 there were a total of 63 sales compared to Aug 09 which had 44. Aug 08 saw 42 sales, 65 for Aug 07, 90 for Aug 06 and an incredible 200 - yes - 200 sales for Aug 05! The good old days....

This month, once again, we saw an increase in sales, going from 49 sales in Jul 09 up 18% to 58 sales for Jul 10 with an even greater increase for year to date of 55%, up from 262 year to date 09 to 405 for year to date Jul 10. It's hard to believe we're up that much judging from how slow this summer has been, although the short sales and foreclosure markets are doing quite well, thank you. Of the 58 sales this past month, 25 were residential, 14 land, 1 commercial, and 18 condos.

We have yet another increase this month over June of 09 with 43 sales in 09 compared to 72 for June 10 which represents a 67% increase. Year to date for 09 we were at 213 sales with 344 showing for year to date 10. This is another healthy 61% increase. It would be my guess that many of these sales are short sales and foreclosures as they are at such favorable pricing these days it's hard to pass them by.

May 2010 brought with it a 46% increase over the number of sales in May of 09, going from 37 to 54 transactions. Of these sales, 27 were residential, 7 land, 2 commercial and 18 were condo sales. Year to date we are still ahead of 09, with 272 sales so far this year compared to 170 as of this time in May 2009. This is a slight increase over 2008 which had 264 sales up to the end of May with 447 sales year to date for 2007. Of course, these numbers don't begin to compare with the "heyday" … (2 comments)

Another month has flown by, bring with it new statistics! The market continues to be littered with short sales and foreclosures which - in regards to the short sales, can often take months to close. I've seen some good buys though if you can hang in there. At the same time, I've seen seeing some very attractive pricing from sellers which is what separates those who really want to sell from those who just think about selling.
