Here we are in July already, in fact, it feels like July is almost over and we're heading into August! Before we get too far into July, I wanted to get your market statistics for June out to you. Starting with the Number of Sales: For June, Island wide residential saw a 39% decrease with a drop from 46 to 28 sales for June 07 compared to 08, and the same percentage decline year to date, going from 245 to 148 this time this year. If you've been reading my blog for any time now, you know I am always talking about sellers who need to come to terms with the buyer's market and price accordingly. Well guess what, the owner / agent of Nihilani 27B has done just that, reducing today from $669K to $589K after only 10 days on the market. This unit sold for $682,180 in 10/06 and is now a short sale, subject to lender approval.

A couple of weeks ago I had the pleasure of hiking Cliffs Trail in Kokee. This is a short, easy trail leading to an overlook of Waimea Canyon. If you don't have 4-wheel drive, you can start at the Halemanu trailhead right off Koke'e Road, walk down the dirt Halemanu Road, and end at the Cliff Trail overlook, for a pleasant two hour round-trip stroll. Halemanu Road is pretty rutted and narrow so we chose to park at the top and walk down. ...... and Happy 4th of July. I hope everyone enjoyed the weekend and got your fill of fireworks. They had 3 events here on Island. One was on Thursday at PMRF where the base was open to the entire Island for an evening fireworks / crafts / food event. There were approximately 2,500 who attended. Also, this year there was a day long 4th of July celebration at the Kekaha Community Center. There were games for the kids, food, crafts and of course Fireworks in the evening. Hawaii has broken new ground by being the first state to require solar water heaters on all new single family home construction beginning in 2010. This bill was recently signed into law by Gov. Linda Lingle. Building permits will not be issued for homes that do not have solar water heaters. Some exceptions will be allowed, like for houses in forested areas. Way to go!

If you read last weeks update you saw Puamana 28B come onto the market at $319,900. I fully expected that this REO (bank owned property) would go quickly, but it went into escrow at warp speed! It was released as active on the MLS on 6-12 and went into escrow on 6-17. It's good to see this move so quickly. Compared to other units, it is an exceptional buy. Aloha and welcome to June (already.) It's time to take a look back at the month of May to see how it compares to May 07 and to look at year to date last year compared to this year. First up is the number of sales: overall, residential is down 51% comparing May 07 to 08 and shows a 40% decline comparing year to date 07 to 08. Hate to sound repetitive, but it was another sublime week here on Kauai. We had a little bit of rain one day, late in the afternoon, but it was so brief, it only interrupted my riding (horseback) briefly. Over at the stable, you can see weather as it comes in across the adjacent acreage. On this particular day, I was riding in 10 minute increments, then dashing out to stand under the cover of the "wash rack" for two minutes as I watched the rain pass overhead and continue on to Hanalei Bay. I'm finally back on Kauai after a short trip to the mainland. On my Friday return I was greeted with hazy views of the mountains caused by the "vog" from the Big Island. Apparently, our trades had died leaving Kauai shrouded by this unfamiliar vog which is a by-product of the volcanic eruption on the Big Island. Thankfully, the trades are back and the vog is gone.
