Welcome to another fabulous week in Paradise. The visitors have had nothing to complain about these past few weeks as Kauai has had the kind of weather that makes people envious when they hear you live here. Our tradewinds are back and blowing full force, cooling everyone and everything. I've been out showing property most of this week and have enjoyed great weather no matter what part of the Island I was showing. I've seen just about every Princeville home on the market so if you have any questions, I've got answers. On to your update:

Welcome to your May Market Statistics for 2009. This past May there were a total of 37 sales compared to 48 in May 08. Year to date we are down 95 transactions, with 169 year to date 09 compared to 264 year to date May 08. Over the last few years, the most active May was 06 with 167 sales, followed by 151 in May 05.
Of the sales this past month, 15 were residential, 9 land and 13 were condos. 4 homes sold in the Koloa and Hanalei zones, with 3 in Lihue and 2 each in both the … (0 comments)

If you were on Island this Sunday you may have gone to the Taste of Kauai, an annual fundraiser for the Kapaa Rotary. They've been doing the "Taste" for as long as I can remember and it's become an event not to be missed if you love good food, great entertainment and a good time. Check it out next year if you've never been there. The weather even cooled off a bit for the event with intermittent light showers which surely brought relief as it's held outside at the Smith Tropical Garden in Kapaa. On to your update:

Hope you are all enjoying a fun filled Memorial Day weekend. Since the Hanalei Beaches were just voted #1 in the US by Dr. Beach, I decided it would be a good place to work on my tan. Fortunately the weather is cooperating with bright blue skies and plenty of sun. I was even treated to the Green Flash tonight when the sun went down. You don't always get to see this phenomenon... as there's often a small line of clouds on the horizon line that prevent you from seeing the sun as it disappears into the ocean. It was another beautiful week although we finally got the cold front along with the rain that's been promised since Friday. It started out sunny but quickly clouded over then the rain started blowing in off the ocean. It's fun to watch it come in- You see rhose who are walking to or from their cars in the parking lot suddenly look up and break into a sprint when they realize what they're looking at is a wall of water headed their way. Sometimes it just passes over in waves and other times it comes in and stays.

Many who live on Island and most who live on the mainland have never been to PMRF, the Pacific Missile Range Facility located on the Westside of the Island. Some don't even know what it is! For the month of April 2009, there were 45 total sales, down slightly from 49 sales this month last year. Of those sales, 23 were residential, 10 were land, and 12 were condominium sales. Year to date we have 132 sales which is slightly more than half of the 216 sales year to date for 2008. The majority of the residential sales for this April were in the Koloa zone with 13 single family residences changing hands, 2 land sales and 2 condo sales. Saturday marked the end of one beautiful week and beginning of yet another. It was absolutely picture perfect Sunday which warranted a trip down to Anini beach for a couple of hours. Everyone else had the same idea so it made for a fun time. As is often the case with great weather, I'm seeing an increase in buyers as evidenced by more showings of listings, buyers getting prequalified with lenders and more and more properties going into escrow. Happy sunny blue skies to you. The last couple of days were quintessential Kaua'i days with the most magnificent blue skies, bright sunshine and balmy trades. It was so beautiful that we decided to do our daily walk on the beach and to play in the ocean as we walked along. Hope you had a very Happy Easter. If you are here on Kauai then you enjoyed a magnficent day of sunshine, blue skies and strong trades - in other words, it was just perfect. Several of the visitors here at the Cliff's condos had an Easter egg hunt on my "front lawn" overlooking the ocean. March 2009 Market Statistics
This past month ended with a total of 40 sales, down from the 60 we saw in March 2008. Year to date sales are lagging, with only 87 reported, compared to 167 last year at this time, 255 by March 2007, 487 year to date March of 2006, 341 for year to date March 2005 and 394 for 2004. If you are in the market for a new home, be it a condo, house or land to build, and you don't think now is a good time to buy, hopefully these statistics will convince you otherwise. If you've been wondering how and why the land portion of your condo assessment has increased, it's because of a new approach in valuation by the assessor's office. Per today's Garden Island Newspaper article "New value allocation approach applied to Kaua‘i condominiums" the real property assessors visted all the condo projects throughout the Island and determined that "allocation of values between building and land for these properties needed to take into account differences in view plains and location within each project to better mirror their market values, per a county news release."

I guess it won't suprise you if I say it's been rainy and windy this week so I'll just cut to the chase and give you the update. I will say that we've seen an uptick in activity, with buyers saying they are more interested in buying now with interest rates down in the 4's and money available from the bank. Every now and again I enjoy leaving the Island to spend a few days on Oahu. My style is to stay at a hotel midway between shopping/movies - and Waikiki. I don't rent a car but instead find it relaxing to take my time and walk to Ala Moana Shopping Center for some "recreational shopping" or stroll down to the Ward Center Cinemas for a choice of movies. Walk a little bit further to the Restaurant Row Theatres where you'll find "slightly old" movies at only $1 anytime!
