I’m happy to report that Kauai did not suffer any major damage due to the two reported hurricanes that were in the area. Fortunately, Iselle hit the Big island as a tropical storm instead of a hurricane and Julio went North of the Islands. Civil defense issued flash flood warnings but it’s much better news than having a hurricane on your doorstep.
Despite the trepidation over the possibility of two hurricanes hitting the Islands, there were still some buyers willing to brave the weather. Although there were no new condo escrows, there were several new listings and closings. Homes did … (2 comments)

There were 125 sales last April and we’re currently at 54. Do you think we’ll make it? As of this time (the 20th) last year, there were already 77 sales. Hmmmm…I have some doubts. There are 47 listings that are “under contract” which means contingencies have been removed. There are an additional 205 that are in escrow with contingencies which would have to move quickly to under contract and closing if we’re to surpass 125 sales.
Since every other month has surpassed stats for the prior year, we only need 21 sales to meet the 310 sales for year to … (2 comments)

This was a fairly active week despite weather that couldn’t decide if it wanted to rain, be cool, get muggy, be sunny, pour cats and dogs or do all of the aforementioned in a random sequence. The weather was completely unpredictable – even the Weather Channel couldn’t get it right as it showed us as as under flash flood warnings yesterday even while the sun was high in the sky. Right now the sun is out, it’s fairly cool and gusty, but wait, I see raindrops on the window! Oh well…..

The weather is so much fun around here. We have been enjoying an exceptionally windy Sunday with average wind speeds of 31 mps and gusts up to 40. At least the sun is peeking through now and again today instead of subjecting us to the totally overcast skies we had yesterday. Judging from the weather forecast, we’re in for more of the same (along with the possibility of rain) as the week goes on. I know parts of the mainland are having some weird weather too – ours is just warmer.

Kauai is normally a warm and sunny place to live but lately, it seems someone forgot to tell the person who controls the weather. This is the third or fourth day of grey skies, misty rain and general blah overcast. Actually, it was a downpour Wednesday as all the agents ran from car to house and back for the Kalihiwai broker’s caravan. Not the best weather for viewing beautiful homes on acreage.

This week the hot commodity was a two bedroom Hale Honu, unit 5A; a foreclosure priced at $201,500. It caused quite a stir the first time it hit the market last September but was withdrawn from the market before going into escrow. The activity on both condos and homes was a bit on the slow side this week. Although there were 3 new condo listings, there was only one which went into escrow and one which sold. Once again, there were no price reductions. So far we have 52 sales and need only 20 more in the next 11 days to tie the 72 which sold last July. What do you think? Here’s what went on last week:

This was a very busy week for both condos and houses. As you know, condos have been fairly active but this week we saw two homes go quickly into escrow. One is a very nice short sale on Kaweonui while the other is a large home which still needs some work to bring it to completion. Ocean view and well priced condos continue to lead the way. For the second week in a row there were no price reductions in either category. With properties flying off the shelves as they are now, it appears there’s no need! Take a look:

This week has been one of the hotter ones – making for perfect beach days. We even had a swell come in over the weekend which made for great surfing. Mind you, I’m not a surfer so my comments are based on the number of surfers we saw in the water while out walking. There was )unfortunately for us) very little breeze which made for nice, clean waves – at least it looked that way from our vantage point overlooking the ocean between Pu’u Po’a and Pali Ke Kua.

This was a good week for condos. It’s one of the few weeks where there are NO new listings -(we already have 75 active listings as of today Sunday) and it’s great to see some of these going into escrow and selling. This month there were 88 sales Island wide which is a 27% increase over last May which had 70 sales. Year to date we are just slightly ahead with 349 sales compared to this time last year which had 325. I hope to see that gap widening as the year progresses.

What’s also interesting is that not one unit, house or condo, reduced in price this week. Does that mean sellers are finally pricing realistically? Apparently at least 10 buyers thought so!
