The weather has been so fabulous this week I took a morning off and went to Anini. If you haven’t been to this beach before, you really should put it on your “to do” list. The waters there are fairly well protected although I did read about two paddleboarders being caught in a riptide and taken away from the shore. But on this particular day I just planned to hang at the beach. I took a few photo – and just loved this one which shows the tracks left in the sand by the waves.

Happy Easter to you. Our Kauai Easter is “dampened” with off and on driving rain, gusty winds and temps in the low 70′s. That’s chilly for those of you who are sitting there scratching your head wondering what the problem is. It’s all relative — and a matter of perspective. This was a busy week for condos with 5 going into escrow but very slow for houses. Take a look for yourself:

Unfortunately, March 2102 did live up to expectations, at least not mine! There were several spurts of “buying activity” which led me to think we’d have a great March, but we ended up with only 59 sales which is down substantially from the 75 which occurred in March 2011. This represents a 21% decrease. Year to date is, of course, also down with 197 year to date for Mar 11 compared to 183 year to date Mar 12. This is only a 7% decline. We’ve had a great week with quite a bit of sunshine and strong trades. I took the opportunity to take my horse out on trail, which essentially means riding along Kapaka Road. If you haven’t driven down this road you really should as you’ll enjoy views off to your right down into Hanalei valley and across to Bali Hai. This area, known as “Princeville Ag” has quite a few stunning homes on the opposite side of the road, with equally stunning views. Things are starting to move and the consensus seems to be that the market as a whole is picking up, especially with condos. As of today, there are thirty three units in escrow, twenty of which are priced at $500K or less. Eight are in the $500K – $600K price range with only one of the remaining five priced over $1M. In addition, there are only three active condos priced under $250K. With seventy seven active units, there’s still quite a selection from $250K up to $3.425M which is for the entire Orchid Point complex which consists of three ocean … (0 comments)

We had a fair amount of sunshine this week, which we desperately needed! It seemed to bring the buyers out too as six condos went into escrow. Yay! The “contingent” catagory was the largest which is extremely rare. Usually, new listings or price reductions lead the pack – it’s nice to see so many go into escrow.

If you;ve been watching the news this week, you know that Kauai was under flash flood warnings for a good part of the week. Princeville, on a couple of occasions, was “an island within an island” – cut off to the North by closure of the Hanalei Bridge (which also isolated Hanalei) and to the south by a mudslide on the Kalihiwai Bridge. When it rains as much as it did last week, I stay very close to home for fear of ending up on the wrong side of one of the “great divides.”

February 2012 didn’t quite surpass Feb 11 sales, coming in with 60 which is 4 short of the 64 sales last February. These numbers are much better than the recent past, which saw 40 sales in Feb 10, 26 sales in Feb 09, and 57 in Feb 08. Only Feb 07 had more sales, which was 83.
Overall, we’re ahead by 1 compared to this time last year – which had 122 sales. Year to date Feb 10 we only had 94 sales, which was better than year to date 09 with 46 sales. Year to date 08 had 107 … (2 comments)

Here we are in March already – we had an extra day in February but weren’t able to top the numnber of sales in Feb 2011 which was 64. This Feb we came close with 60 – 20 of which were condos compared to 24 last Feb. With interest rates holding steady, and banks seemingly getting more proficient at short sales, buyers are starting to step up to the many great opportunities. This week we saw one condo and three homes go into escrow. Take a look:

It was a rather slow week for real estate, as you’ll see from the brief updates in both condos and homes. The biggest factor in that slowdown may have been the one and off rain which culminated in a flash flood warning most all of Sunday. The Hanalei bridge was closed for a period of time and the rains were heavy, especially in the Lihue area. Here is your update:

We had 64 sales in Feb 2011 and are at 20 as of today’s date. You’ll see three of those sales in this week’s update along with one new listing. Right now we have 82 active listings and 30 that are currently in escrow or under contract. With numbers like that, there’s hope we’ll start to see this market stabilize. It’s been a great week with lots of breeching whales and sunny skies. I always consider myself lucky to actually see a whale breech when I have the binoculars up to my eyes pointed in the right direction which is what happenned this past week. princeville real estate: Kauai 2012 January Market Statistics - 02/03/12 11:25 AM

We’re starting the year out right – with a total of 63 sales for Jan 12 which is a 9% increase over the 58 sales of Jan 11. Any increase is good news! Of those 63 sales, 30 were residential, 8 land, 4 commercial and 21 condos. The Waimea zone accounted for 4 of the sales, Koloa zone saw 11, in the Lihue zone there were 12 sales, 19 in Kawaihau and Hanalei zone had 17 transactions. It was simply gorgeous this week. The kind of weather than makes people want to buy property so they can be here year round. Bright blue skies, a few puffy clouds and a little bit of coolness to the trades. Great combo. I’m late with the blog this week because I had the pleasure of spending the weekend up in one of the Kokee Lodge cabins, where there is NO internet or phone service. That’s the first time I can remember in a long time that I have simply been unable to send and receive. Welcome to the first blog post of 2012. Judging from the number of units that went into escrow, it looks like were off to a good start. Short sales and foreclosures across the Island continue to generate interest amoung buyers while sellers are finding price reductions are the secret to success.
Some of these properties are selling for half than what they did at the height of the market and others are even more heavily discounted. I was amazed to see a house on Kapaka (Princeville Ag) that last sold last week for $1.2M cash. This house caught my attention … (0 comments)
