If you read my previous blog you know I just returned from Oahu where I attended a class geared towards obtaining my Certified Residential Specialist designation. If you've wondered what happenned to my blogging this week the answer is simple: I'm on Oahu taking a 2 day class geared towards earning my Certified Residential Specialist designation. Without going into a lot of detail, let me just say that the CRS designation is one held by only 4% of real estate agents globally. It's basically the equivalent of getting a PhD in real estate, as the number of classes and actual production required for the desigation is much more comprehensive than most other designations. Aloha,
We've had another week of spectacular weather just to my liking. Not too hot with bright blue skies. If you've been wondering about our temperatures during the winter months, this winter has been very mild. In the past, on occasion the temps have gone down into the low 60's at night. I can even recall a few times when it went as low as 59! This is not the norm and when it happens, you will find me in my seldom used sweatpants and sweatshirt. Sandpiper 216 just came on the market at $399! This is an upstairs interior unit which faces the courtyard and the pool. Although you do get a little bit of pool noise, the on-site management at Sandpiper is excellent and they do an great job of keeping things quiet after hours. This unit was previously listed for 545 days from 9/05 to 3/07, starting at $589K and gradually reducing to $489K over the life of the listing. Today's list price tells me this seller really wants to sell. Here are the other units on the market:

....and what a glorious day it is! To me, the perfect day is one with bright blue skies, a few puffy white clouds, and cooling trades- and that is just what we have today. Twenty one minutes. That's how long it takes to walk from my Puhi townhouse where I am house sitting to Home Depot. If I had kept going straight on Puhi Road instead of turning towards Kukui Grove Shopping Center, I probably could have walked to Kauai Community College in about the same time. You simply cannot beat this location for convenience. In fact, I was beginning to wonder what it would be like to live down here full time and give up my North Shore residence. I not much of a beef eater but could not pass up some excellent corned beef and cabbage at a weekend St. Paddy's day party. Hope all of you enjoyed the weekend with something green. (perhaps a green beer?) The weather has been holding steady, with occasional evening and early morning sprinkles and bright sunshine and tradewinds all day long. Real estate agents always talk "price" first and foremost, but sometimes it really is just a matter of timing. Case in point: Puamana 22C listed for $419K went into escrow the other day with only 16 days on the market. The thing about it is, this unit was previously listed from 5/07 to 10/07 during which time it went from a start price of $510K down to a low of $410K - less than what it was listed for this time. I hope you are not somewhere reading this where the weather is undesirable, as I have to report that we have had yet another stellar week. Today the ocean was so invitingly flat (can you tell I am not a surfer?) it looked like a bathtub. It was bright and sunny with high clouds, just enough to keep a pleasant coolness in the air. My friend and I were over looking at used kayaks at the local kayak rental shop in Hanalei. I hope you've been having the same spectacular weather we've been enjoying. The week before last was so wonderful that even the locals (like me!) were saying how rare it was to have one full week of absolutely perfect days. We're back to more normal weather now which is sun, light clouds and pleasant trades.

It sure seems to me that real estate activity has suddenly picked up - at least for this past two weeks. I know I've been busy showing property as have several other agents in our office, plus I've had several showing requests which is a welcome change of pace. I knew it just couldn't last forever.. I mean the weather was so stunningly picture perfect every day last week I just had to go to the beach yesterday. I've been working all week at my home office where I can look out and see the ocean from my condo as well as any activity on the bluff in front of my place. Recently, I've had some "long term" neighbors who are here for a month in the timeshare downstairs. I alway wonder when sellers raise their price or come back on the market at a higher price when they can't sell their property. The logic there simply escapes me, unless perhaps the seller feels the market is moving upward and it's time to move up with it. If this is the case, I must say, the upward surge has escaped me. What I think, simply stated, is this: there is simply too much inventory on the market which, along with all the mainland bad press, is keeping pricing down and buyers away. Welcome back from a long holiday weekend. I know I'm late with this week's update but it was a very busy weekend for me....and yes, I just had to go to the beach for a couple of hours yesterday. You would have done the same if you were here; it was such a spectacular day. We've had several days in a row now that were simply outstanding - truly how you envision the weather to be in "paradise." One of the first things I discuss with condo buyers are the maintenance fees, also referred to as HOA fees (Home Owners Association) or AOAO fees.
