Inside the Incline MLS this week we had some additional activity. August is shaping up to be a GREAT month and with all the new open escrows, September closings ought to be FANTASTIC!
Only 11 new listings were added to the Incline MLS this week.  4 new condominiums, no PUDS (Planned Unit Developments) and a total of 7 new single family homes.  The new homes were exciting with 1169 Lakeshore at $12Mil, 209 Nue Court at $3.295Mil and 890 Tyner at $1.34Mil.  Read More...

Oh it's good to be busy! This week 'Inside the MLS' there was activity and especially in the Condo market.
There were a total of 15 new listings...4 Condos, 1 PUD (Planned Unit Development), 9 Single Family Homes and 1 New Investment Property.
There were many price reductions as sellers struggle to lower prices and sell at a profit. the market is tough out there and only the well priced are making it. 11 Condos reduced their price, 2 PUDs and 8 single family homes. The full data report can be viewed right here, but lets break it down. In April 2009 there were a total of 158 Condos Active on the Market, 59 PUDs (Planned Unit Developments), 223 Single Family Homes and 2 Investment Properties. For Condos there were 9 new escrows reported and 2 sales. PUDs had 5 new escrows and 2 sales, Single Family Homes reported 13 new escrows and 6 sales and there was no activity for Investments.  How does this compare to last month?  How about last year?

This week there was a burst of activity in showings and new escrows. It's about time and Spring has sprung, I just hope it keeps on springing.
For the week of April 20th-26th there were a total of 23 new listings on the market. In all truthfulness a few of these were one agent switching from one office to another, but it was only a few. 10 new condominiums and 13 were new single family homes.
There were 10 new escrows...4 new condominiums, 2 new PUDs (planned unit developments) and 4 single family homes that opened escrow.

Incline Village Real Estate is hit just like any other market nationwide, you name it discount pricing via foreclosures, shorts sales and smart sellers who truly want to sell. Don't be fooled by the people who tell you otherwise and that we 'protected'. I am an eternal optimists, but the numbers don't lie and in every dire situation it reeks of opportunity. Market Statistics for February 2009 prove that we are still in an 'Extreme Buyers Market' with opportunities galore for aggressive buyers to get in ahead of the next curve. The snow is finally starting to fly although we feel as if we are in the 'banana belt' with West Shore and Truckee getting most of the snowfall and here in Incline...most of the cold weather, but little snow.

It's tough times for many businesses and the Washoe Building Department is seeing layoffs and cutbacks as well.  Don Jepson visited the Incline Village Board of Realtors this morning to share with us that as of March 1, 2009, there will no longer be a Washoe County Building Department satellite office open in Incline Village.  Their revenues have gone from $4Mil to just a little over $1Mil and it is not enough to warrant a satellite office.

At least there is some activity to report, which means we are doing better than some other markets, but it's still relatively slow compared to prior years. This week in the Incline Insider we are reporting the following sales, new escrows, price reductions and market rejections...
