We are thinking about buying a home in the country.  What is the first thing I should do?
 
If you are thinking about purchasing a home in the country, a horse property, a farm, ranch or even land,  the first thing you need to do is to decide what type of property is going to make you happy.    Doing so will save a lot of time and potential heart aches in the future.  
 
Ask yourself: 
 
1.       Will this property be your primary home?

Hi, I see you are staring at my boots.  Yeah…they are kind of worn, but they still look good with a skirt.   Lol.    You see….I’m a Realtor and these boots have covered a lot of miles helping buyers find their dream property. A home in the country is not for everyone.  Some say "it is too remote. It Is too quiet.  The stores are too far away."  That is fine.  Country life is not for every one. 
This home is located about 20 minutes south of Colorado Springs.  It is 20 minutes north of Pueblo.  It is effectively in the middle of "no where." 
I live in this Colorado country home.  When I woke up yesterday and looked out, this is what I saw.

country property: Are Home Sales being Affected By Gas Prices? - 05/15/11 04:13 PM

Today, as I was looking at last months gas receipts, I found myself wondering if the high gas prices this year are affecting the sale of homes, especially those that are out outside of the city limits? 
The average price for gas in Rocky Mountain Region was $2.69 on March 8, 2010, according to ConsumerReports.Org.  A year later, it had risen to $3.30.  By May 9, 2011 it is at $3.75 per gallon.
Is this impacting the sales of homes on acreage in the Colorado Springs area? These homeowners have a longer commute and will thus be spending more on … (9 comments)

I've seen posts and U-Tube video's making fun of bad real estate pictures.  This evening, I found myself seriously considering using a picture that I know would cause a lot of people and Realtor's to wonder....WHAT is she selling????  
However, I really like this picture.  Our MLS allows us to post a maximum of 8 pictures. With a nicely updated house on 3.69 acres, I am not able to show off all of the great features.   So, I want to post pictures that will generate enough interest that a buyer prospect will actually pick up the phone and call.

country property: Are the sellers going to take IT when they leave? - 12/02/07 08:55 AM
A relatively new agent called me to ask a few questions about one of my listings.  The house was on a couple of acres, just outside of town.  The conversation went something like this: 
Agent:  "It has a septic system?" 
Me:  "Yes.  They replaced the old system with a new aerobic system about three years ago."
Agent:  "Are the sellers going to take it with them when they leave?"
I nearly choked........
