This post was inspired by Will Hamm's question regarding communication between agents. Several weeks ago, a client was interested in purchasing, he was doing a 1031 Exchange.  We identified a suitable property.
 
The listing agent said that a few low-ball offers were received. The seller held no interest in them. With that in mind, I did a thorough search of the surrounding area and put together an informed offer and sent it.

After recently experiencing a very difficult transaction with little communication from the other side and multiple lender extensions, this past post came to mind. While unable to control other people's lack of action, I supported my client's best interests to a successful outcome.
 
Ever feel like throwing your hands up in surrender when everything goes sideways? The pressure mounting minute-to-minute, hour-by-hour when you're diligently working toward critical deadlines?
 
When giving up seems like a viable option...Put those virtual shoulder pads on and push ahead through the discomfort zone! Clients expect favorable results and depend on you to accomplish the goals.

The art of listening is necessary when first meeting home buyer clients. Finding common ground by asking questions about wants and needs allows a conversation to grow into a mutual kinship.
 
Establish a rapport, staying to the professional side of matters. Focus on real estate related information, avoiding off topic subjects. As you get to know one another, opening up will come naturally. 
 
Early in my business career, the sheer excitement of meeting a new client got me tripped up by trying to get a conversation going. Since then, I have learned to tamp it down.

Verifying information from television and internet super-highways and biways is pertinent. Otherwise, the result is hearsay, scuttlebut, Fake News or National Enquirer-esque sensationalism.

There has been some discussion regarding out-of-area agents bringing clients down to southern Utah to purchase instead of referring them to local agents. Some local REALTORS disagree with this practice and may be reluctant to show their listings.
After listening to the argument, one thing is certain...
A listing agent’s duty and responsibility is to the seller to get the property SOLD! It is not up to the agent to decide who can view the property no more than who purchases the property. It is unethical and a grave disservice to clients to close the … (27 comments)

In my professional (or not so) opinion... When someone gives you an opinion outside their expertise, are they to be held responsible? A perfect example is a statement made by the listing agent, "Oh, the home will appraise above offer price, no problem!" And then it doesn't.
One of the first things I remember from real estate school was: Do not give advice outside of your profession. That has served me well during my career.
If your clients have questions in the following areas, advise them to contact the appropriate professionals.

I recently read a post from a fellow blogger who wondered whether her posts were good enough to send out, and another, where a recently featured blogger received some undeserved nasty comments...well, that led me to write this in response.
 
I quit participating in another realtor driven web site blog because there was no mediation and it was a free-for-all for rude, obnoxious posters who often intimidated others by attacking them personally or calling names in order to incite a response! They could have just clicked off!
