Being in the industry for many seasons allows me to observe tried and true methods. Others offer bright & shiny schemes, designed to gain immediate attention, relieving agents of money.
 
Here are some things that have worked for me:
An effective on-line presence is at the top. Web sites such as ActiveRain, Facebook, Twitter and LinkedIn can enhance business when used properly. 
Avoid ranting and angrily raging on-line. And old saying, “Do not say anything that you wouldn’t want your mother, grandmother or children(if applies) to read.”

Developing online real estate related business relationships is important. Behavior and ability dictates whether I send out a referral or not to fellow Realtors and affiliate members.
 
 
Someone who is unethical, intentionally maligns another agent, is consistently confrontational or verbally purges with lack of regard is not on my preferred list. 
 
 
From a young age, I was taught manners and, in turn, I taught our children the same. It takes very little to remain composed through chaos and treat others fairly.
 
 
So, mind those P's and Q's and you just might get an R!

An agent in an online real estate group made a statement that resonated with me. He said, "If I called every agent in the group (of 100K+), less than 20% would answer." 
 
But did test the theory?
 
No. And I was ready to prove him wrong! LOL
 
As a seasoned agent, I know success in this industry is more than just answering the phone. It is:

Refer back to the four corners of the contract before proceeding.
Buyers and sellers come together in agreement, are soon under contract and the due diligence process begins. Based on the condition of the home, the sellers agreed to allow X-amount of dollars in repairs to be written into the offer to purchase. 
 
Close to the settlement date, the sellers find themselves renegotiating the contract because the lender refused to accept the repair terms. Now, the buyers want more 'help' with so-called repairs and asked for a check to be written by the sellers outside of the contract.

Contractor bids a job to be done and sets the price at $7000.
 
After beginning the dirt work, he realizes the job is more involved than originally planned. He does not give the home buyer a new price but instead finishes the work, then sends an invoice for $22,000.00.
 
That is more than 3 times the original bid!
 
All work was halted until it was paid in full. In essence, said contractor held the home buyer's future home hostage until the request was satisfied.

A reasonable question that begs an answer. Inquiring buyers want to know what may set one real estate agent apart from their competition. Especially when there are usually many vying for the same local selling area. There have been quite a few times in the past several years when I have been asked to expound on my sales numbers, goals, work ethics, etc.
