The Scope of Our Control Can be Empowering

While attending a real estate retreat, agents were given 5 minutes to create a list of 25 things outside the scope of our control, then make another list of things we can control. Mine was completed fairly quick but was absolutely kittywampus!

It gave me insight to many things that are already pre-determined, decided by others or part of daily life. An over-sized ego makes some people believe they can control everything, though that type if thinking is unreasonable.

Ode to future fishing evenings with My Honey.
On shore,
In a boat.
Rainbows, browns or
Cut throat.I'm not picky.
So lickety
Split,
Let's GO FISHING!
Gunlock Reservoir maintains its natural beauty during daylight hours, offering starlit skies at night, perfect for bank fishing. Just minutes from our home, it is a local favorite, but hey, there are plenty more that aim to please within a half hour's drive!
There's Baker Reservoir, Pine Valley, Enterprise, Sand Hollow, Quail Lake, New Castle...
It's about time to test our limits with some Southern Utah night fishing, again!

🎵 Looking for love in all the wrong places...🎶
A woman, dressed in skin-tight yoga pants and revealing crop top that highlighted recently augmented breasts, approached a worker in a subdivision. Handing out a business card, she breathily said her name, licking perfectly plumped lips, offering exclusive services to him and his friends.
His eyes held steadfastly to her heaving chest region with every labored breath, paying very little attention to what was being said.
Flabbergasted that she would proposition him like this in broad daylight with other people around, he finally asked..."Okay, how much?"
Oh horrors! She was extremely offended he would assume … (38 comments)

No Dim Bulbs Allowed: Future's Looking Bright in 2019!

With 2018 almost behind us, it is time to start looking ahead to what the New Year will bring. I have been filling the pipeline with future business with buyers and potential sellers in the southern Utah area.

As professionals, we are in charge of business standards and the direction of our own success. It is all up from here as we head to the end of an amazing year and toward one that holds bright promise.

No dim bulbs here!

The pizza driver with no delivery.

Yesterday, I held an open house at a listing in the Hills at 1365 E Fort Pierce Drive #10 in St. George, Utah. At lunchtime, I phoned in an order for a medium veggie style pizza with a Cajun crust. My mouth began to water just thinking about biting into the ooey-gooey delicousness.

It was not meant to be.

45 minutes later, I get a call from the delivery person asking for directions.

Apparently the GPS took her around the town rather than to the townhome where I sat. Fifteen minutes later, an hour now, I phoned the business (which was less … (68 comments)

Pointing fingers in thin air.

Playing the Blame Game takes the personal and professional responsibility away from outcomes. Being overly self-absorbed can often be defeating and disappointing and may also cause a complacent or negative attitude.

Are you a firm believer that setting goals and continuing good work habits allows them to be achieved? Putting it to writing sets the pace for fruition, so does the responsibility of getting up, dressing up and showing up for clients.

I am, because of the level of commitment made to succeed. Will I fail? There is always the possibility but will not be pointing fingers outward, instead, there may be need to … (12 comments)

Can you hear me now?

A woman looking to purchase a home site to build on in St. George, Utah needed assistance from an experienced real estate agent. The conversation went well until I asked her to sign paperwork. She suddenly became hard of hearing...

A few days ago, she approached my husband, who works in an upper priced, gated community, questioning him about property for sale and prices. She gave him her number and asked that I call.

He remembered her saying the search was on the down low. That if other people knew she was looking they'd be upset she didn't use their services. I was more than … (5 comments)

Are on-line RANTS acceptable or counter-productive?

When things go sideways, it is amazing how much energy and concentration it takes to control the emotions and put everything in-check before proceeding. Some are able to do just that, while others wish to let off steam, to be heard through the written word, online.

Many ranters are able to express themselves through flowery prose with hidden undertones to help readers gain helpful information to avoid the same situation. Others go on a wild tangent, wanting everyone to righteously feel their aggravation with an out-of-control, in-your-face ti-rade! Rants can also be expressed in comedic form and are quite entertaining. The style of rant depends on … (32 comments)

Learn to laugh at yourself. It does a business good!

After attending a seminar on social media, I came away with a few things to share with all of you regarding best practices.
1. Be honest. There are always skeptics in the audience and if you puff or fluff on information, someone will call you on it, guaranteed.
2. Show integrity. This will shine through on all actions perceived by others and by taking an ethical approach, you will become respected.
3. Have a sense of humor. The ability to laugh at yourself or to engage in laughter with others is invaluable … (40 comments)

business standards: Wake up call. - 02/23/14 12:44 AM
Wake up call.

Meeting and greeting is part of the business standard. Asking the usual, "How are you today?" usually nets a "Fine!", "Great." or a "Doing well and you?" or an occasional "Fair to midland." After asking a fellow Chamber member during the weekly luncheon the same question, he replied...
"Well, I woke up this morning."
"Me too and glad I did!" I replied and smiled.
Happy Sunday all!

business standards: Avoid collecting eggs for the offer basket. - 12/31/13 11:31 PM

Avoid collecting eggs for the offer basket.
Once an offer is accepted, it is important to prevent unecessary distractions for clients. Be sure to go into Flexmls and delete the Automatic E-mail account setup. Otherwise another property or properties might catch their eye after the fact and create doubt on whether that one is the best home, at the best value.
The desired result is to find a home to purchase not to 'collect eggs' for the offer basket. While there may be several properties that suit their needs, whittling down to one is necessary to reach their real estate goals.
Stay clear … (8 comments)

business standards: Dare to be radiant! - 11/24/13 10:49 PM
Dare to be radiant!

Are you constantly being held to other people's expectations, relying on you to fulfill their needs first, putting your wants and needs in last place time and again? No chance of adhering to your own set schedule but instead moving to the cadence of everyone else's wish list?
Our industry is often demanding and can drain even the most positive of people if guidelines and boundaries are not set. It is impossible to be a 24-7-365 agent. Burnout is immenent and may dull your self-confidence and clutter your mindset.
Take control. After all, it is your … (11 comments)

'Tis the time of year for masquerading!
The season is ripe for everything that goes bump in the night from ghosts to goblins to witches with warts and wide brimmed black pointy hats, including real estate industry fakes.

If you are looking to purchase or rent, contact an industry professional first. An agent can help you avoid potential trouble that may lurk, just waiting for an opportunity to strike on unsuspecting victims.

Be especially cautious regarding:
For Sale by Owner = Buyer Beware! It's all in the details and requires thorough due diligence. A deal seems 'Too Good To Be … (7 comments)

THIS is NOT a TEST. I repeat, THIS is NOT a TEST!
There are many things that I will do to create more business opportunities.
I will:
Research similar properties and neighborhoods in the area Meet with potential clients to discuss goals, wants and needs Prepare a Comparable Market Analysis to show market value Be professional and courteous at all times throughout the process Make myself available when questions need answered and deadlines met But I will not:
Take a listing that is so grossly overpriced because the seller refuses to be realistic about viable, up-to-date information regarding the local real … (37 comments)

If people "Get on your last good nerve" and you only have one, leave now!

Do you blame the industry in which you work for all your health troubles? Now may be time to get out and find something more suitable to your personality and work ability. There will always be disappointments in this industry just as there will be times of celebration and exhilaration.

It takes both tenacity and resilience to manage and negotiate your way through transactions. If your patience cannot be tapped and people "Get on your last good nerve" and you only have one, leave now because it will not get any better! Real estate is definitely … (20 comments)

Southern Utah Mid-Year Residential Sales - Update, up and away!

The first half of the year, I have surpassed last year's sales volume already with an opportunity to have the best year since 2007. An increase of buyer traffic this year compared to last year, plus interest rates and home prices on the rise are a factor as well.
While 75% of my business is referral based, the other 25% have contacted me online to make the commitment to purchase. New construction has increased as well in our selling area, creating jobs and adding new growth to the overall economy.

Is your business plan attracting flies or capturing clients?
Prospecting takes on many forms whether it be online or face-to-face and your time should be well spent and spent well. Design your business plan to move traffic in your direction.
Know your target market to be effective. Be consistent, on time, every time. Create an internet and community presence. Stay positive and motivated in your efforts. Convert customers to clients when the opportunity arises. Anything less and you just may be wasting your time, energy and money and that is not an option.
