A hound dog found a juicy bone, holding it tightly in his mouth so it did not get lost. He intensely growled, snarling at anyone who came near enough to pose a threat. Soon he ran into thick forest to bury his prize.

Do you have an Inner Ear Affection?
I do, every day. It's that inside voice repeating that I can accomplish anything I desire, whether it's a competitive listing appointment or finding that perfect house for a particular buyer.
It also reminds me that great things can happen when:
I get up  dress up and show up I may just make a difference in someone's life.
Much more than that though, it's the inner cheerleader who claps virtual hands in honor of every successful transaction and air pats me on the back for accomplishments no matter how small or great.

A new client and I were in the middle of a conversation discussing her wish list for a future home purchase.
Suddenly, she asked me to pronounce my name for her. To which I did. She tried to say it.
I finally replied, just call me Wanda K!
And that is what she did!

The phone rang and I picked it up.The woman on the other end says, "I see you have a property for sale in ___________." I replied, "No, I have do not have any listings there but I see there are 11 homes for sale in that area."
She went on to tell me that she has a daughter that lives near there and will be making a trip in the afternoon, that she already has a real estate agent but doesn't call him on Sundays. She doesn't want to bother him.

Getting a call from an out-of-state client who is scheduled to close soon saying an agent in my area has called, soliciting her for business does not sit right. 
She was upset to think that someone, anyone had access to her cell phone number and what she thought was not privvy to the general public. It is also on the Do Not Call List!
After making a call to the agent, he admitted talking to her. I asked him if he checks the MLS prior to making calls and he said NO, he doesn't do that. I asked how he managed to get her cell … (41 comments)

I followed the showing instructions explicitly, calling the listing agent, setting up a specific time to see a home. We arrive at the home, I ring the doorbell, proceed to take the key out of the lockbox. No answer or response.
We venture inside, the smell of breakfast lingering in the air, the coffeepot is half full, fresh bananas on the counter, scrambled eggs spilled in between the burners on the stove. I am getting creeped out as there is supposed to be no one there!

When you purchase a home in a Home Owner's Association with Covenants, Conditions and Restrictions (CC&R's), the expectation is complete compliance. I was asked, "When considering a home to purchase, is a  rental restricted community the way to go?"
It depends on the intended and full use of the home plus expectations to be consistently met by the owner.
In some such communities, there are no rentals. The only exception is a few existing homes that are grandfathered in, with original home owners in place. Once the property exchanges ownership however, the rental advantage goes away … (10 comments)

When someone offers to drive and their vehicle looks like this, you can be assured they are "Riding Dirty!"
It is shocking to see a person driving around with their car completely crammed full with garbage of all sorts. Not only is it disgusting but also impedes proper visability while on the road, creating a serious driving hazard!

While researching properties for out-of-state clients, I found another spectacular southern Utah home that fit their criteria. My excitement was growing at the prospect of meeting them in two weeks!
I e-mailed it off and received a response that emergency surgery was necessary for her husband, therefore cancelling their plans.
