This message is to the banks that are placing ABANDONED NOTICES on homeowner's windows during a short sale, especially when the home is still occupied. Please STOP this practice! Will the bank take responsibility when the home is broken into or the owner injured because the paper plastered on the front plate glass window catches the eye of a criminal?
These tactics are potentially putting people in harm's way!
Apparently, field people are making the rounds by gluing these notices to people's windows in the early morning hours. A client phoned to tell me the (23 comments)
Daddy's gonna buy me a house now and you don't get paid! If you are representing someone who brings a parent into the equation, you may just ask that they both sign a Buyer Broker Agreement and here's why I say this: A fellow agent worked with a potential buyer for months, showing new construction communities, sending numerous properties via e-mail, researching areas of interest and traveling around the many subdivisions in the area. Suddenly, the woman's father became part of the process and she began referring all information to him. The agent, after much work and time put (10 comments)
Everyone has one, my mom used to say! An opinion that is.
My clients hired an electrician to do some rewiring in their office. They struck up a conversation and before you knew it, he told them, "Your home should have a constant flow of traffic coming through it while it's listed."
As agents, we are to stay within the professional boundaries of our industry but apparently people in other modes of work are free to give their opinions on what they assume to be true. (There's that word again...assume)

Racing down the road at 88 in a 55 Mile an Hour Zone! Oh my!
While showing homes to a client couple, we left one community to head to another. There was a long stretch of road before us that eventually turned uphill and suddenly the car was racing at 88 miles per hour in a 55 speed zone! As I shot into panic mode, I’m thinking how can I slow this car down safely without alarming my clients and bringing too much attention to myself?!!! Ohhhhh, noooo! Here we go!
They were deep in conversation about the last 3 homes, comparing one (20 comments)

Different directions. Tastes. Preferences. We are not the only ones that must possess great negotiation skills when helping potential buyers choose their forever homes. Couples looking to purchase must decide together or at least compromise on: Features and amenities View or more yard HOA or Horse property Pool or spool or spa Location in community Size of living space Ranch style or walkout Condo or Townhome 2 or 3 car garage Space for a garden Room to grow Country roads City sidewalks Etc... This childhood chant came to mind today while perusing Flex-MLS and noticed a new listing that looked extremely familiar to a property that was recently cancelled by the seller we represented. Sure enough, it was! Interesting that the seller told me he had a long-term lease agreement and wanted to take it off the market.
We cancelled and the next day it was back up on Flex-MLS with another local agent. If there is one thing I do not tolerate it is deceit from the people in which (25 comments)
Why wait until next year to get going? While many have taken this week off to vacation or to gear up for 2012, I am working toward a strong finish for 2011! The broker told everyone in the office to take advantage of all the potential buyer activity in the area. People have come to southern Utah to visit family members or friends and may decide to purchase a second home or may make a full time commitment. I got a call Christmas Day and made arrangements to see a few properties this week by a Californian visiting his parents. (22 comments)
"I couldn’t tell because when you say something, you're glancing erratically at the screen of your phone, as if you’re willing an important call to come in."
