A potential buyer just asked this question, so I referred back to a post that was written several years ago. It explains the process of submitting a contingent offer succinctly. Of course, every market and situation is different but past experience simply speaks.
Contingency sale offer or not? That is the question.
Your buyer client wishes to submit a contingency offer on a property. Do you simply follow directions or do you make other suggestions?

Early in my career, I began receiving referrals across the country from the brokerage where I worked. When they closed the doors, I continued to get calls from around the United States from offices who knew people wanting to buy or sell in southern Utah. 
I gladly accepted the referrals, knowing they could have potentially called any agent in the area. One particular person has, without fail, recommended my services to consumers. I am forever grateful for the confidence she carried in me back then and to this day.

After hearing how a friend's husband won $2000 playing cards the other night, my thoughts turned to business and how some people think that much success in real estate is pure luck.
Can't say that I agree with that approach.
It takes much more than being in a certain place at the right time for a buyer or seller to land in your lap. You must be able to also guide a successful transaction to the end.
Leave the luck to the tables and slot machines at the casinos. There, you may have a sporadic chance of cashing in with a minimal investment. Stay too … (9 comments)

Consumers depend on professionals every day to help guide them to solid decisions while achieving set goals. Why get up, dress up and show up if not willing to act? It takes more than being present, it takes proper planning.
Filling out paperwork, determining wants and needs, discussing every minute detail, including time-lines, terms and conditions. Excellent communication and follow through is crucial to set expectations.
Every professional that commits to do a job must show up with a plan of action. Can you imagine the results if everyone got up, dressed up and showed up but were not ready, willing or able to perform?

Do not include your real estate agent, it will cost more money.
This is what the land seller said to a couple looking to purchase a build lot. Less truer words could be spoken, in my opinion.  The sellers provided very little information, zero inspections, no assurances on utilities stubbed in, no soils report or survey, nothing!
Who were the sellers representing? Themselves! Consumers may not have all the answers nor know the right questions to ask or acquire proper documentation to ensure they are making a solid investment. They depend on all parties to be upfront and honest.
